Provenza Residences

Provenza Residences is a new residential project under construction in Jumeirah Village Circle (JVC), Dubai, developed by IKR Development. The single 12-storey building is scheduled for handover in Q3 2027, with construction 20% complete. All 187 residences are sold as freehold.

The building and its architecture

The project is a single 12-storey building in a French style, created by an award-winning French architect. The design combines the French style, an expressive facade and enlarged architectural glass panels. The building will include a designer lobby, high-speed lifts and electric vehicle charging. The address is Al Barsha South Fourth, Jumeirah Village Circle, Dubai.

Residences and layouts

The building will contain a studio and one bedroom apartments, and the catalogue lists one and two bedroom units. The studio (Studio Type 1) has a total area of 436 sq ft, with 351 sq ft internal and a balcony of 85 sq ft. The one bedroom Type 1 covers 684 sq ft, 619 sq ft inside and 65 sq ft on two balconies, and includes a separate guest toilet and a wardrobe. The one bedroom Type 2 has a total of 804 sq ft, 700 sq ft internal and 104 sq ft of balconies, plus a separate store of 2.00 by 2.10 m. Apartments with two bedrooms of the first type include a terrace with a jacuzzi occupying 530 sq ft, and a private plunge pool on the balcony is planned in the project.

Prices and payment

Prices start from 1,030,000 AED for a one bedroom apartment, with a price per m² of 12,134 AED. Two bedroom units start from 1,625,000 AED. The payment plan options are a 60/40 plan and a 60/10/30 after handover plan. Under the 60/10/30 after handover plan, 20% is paid on booking, 40% during construction, 10% on handover and 30% after handover. The service charge is 161.46 AED per m² a year, and an escrow account is held by the bank named in the contract.

Amenities on the podium and the roof

Shared spaces will be arranged on two levels. The podium will hold a leisure pool, a jacuzzi, a sunken sitting area with benches, a landscaped garden and a vertical garden. The podium also includes a barbecue area, an open-air cinema and a multi-purpose sports court, a fully equipped fitness studio and a yoga terrace. The roof will hold a lounge, an open-air cinema with a view of the city skyline, a second barbecue area, a multi-purpose events hall, a zen garden and a lap pool. For children there will be a kids splash pad on the podium, open play areas on the roof and an indoor kids arena inside the building.

Interior specification and the district

Apartments will have finished kitchens and bathrooms, built-in wardrobes and a smart home system with Alexa integration for lighting, temperature and security. Floors will be laid with European porcelain stoneware and kitchens will come fully equipped with European brand appliances. The developer may replace materials with equivalent ones. The building sits at the entrance and exit of JVC, and a future Purple Line metro station is named among the project's features. Travel times given include 10 minutes to Dubai Media City and Dubai Internet City, and 25 minutes to Business Bay.
