Terra Gardens

Terra Gardens is a new residential quarter by Emaar Properties in Madinat Al Mataar, Dubai, within the Expo Living community. The project is under construction, with handover scheduled for Q4 2029. It brings together apartments with one, two and three bedrooms and a separate townhouse format.

Apartments and layouts

The complex comprises three twelve-storey buildings with 560 units in total. Apartments with one bedroom range from 70.61 m² to 71.07 m² and start at 1,642,888 AED. Two-bedroom homes range from 103.4 m² to 104.7 m² and start at 2,455,888 AED, while three-bedroom units range from 154.96 m² to 251.02 m² and start at 3,537,888 AED. In the first building, one apartment type can include variants of different sizes, so the exact number and floor matter when comparing layouts. Some one-bedroom apartments have their own terraces, and these options exist even in the smaller format. The first building's one-bedroom layouts occupy floors one to twelve and differ in balcony and terrace area. Type 1A has a total area of 71.03 m² and a balcony of 7.41 m². Apartments 23 and 24 of type 2A.1 on the ground floor have a total area of 78.25 m² and a terrace of 16.59 m². Family layouts in the first building include a separate store of 1.20 by 1.00 metres. Apartment 05, a two-bedroom type 1A, has a total area of 103.95 m².

Townhouses

The townhouses sit on a podium and form part of the quarter. They are intended for those who want to live within the community while having an internal staircase and a home divided into levels.

Outside spaces and amenities

By design, the quarter includes landscaped gardens, private courtyards and quiet alleys with water features. A meditation and yoga garden is planned for outdoor quiet time, and a walking trail runs through the grounds. An open lawn and pavilion complete the green area. A roof terrace provides another place to spend time outdoors and belongs to the shared amenities. The pool with its terrace faces the gardens. A gym is complemented by an outdoor training area, and a running track and MUGA Court cover different activities. A spa is planned for rest after exercise. For younger residents there is a separate children's pool, and a children's playground is planned outdoors. An inner courtyard with a barbecue area is designed for evening gatherings, and a cinema room adds indoor leisure. A separate park for pets is planned on site.

The buildings

The architecture is based on clear lines, minimalist silhouettes and extensive facade glazing. Apartments are designed for daylight and shaded balconies, and the buildings have landscaped roofs. Heat-insulated walls and energy-efficient systems complement the glazing. Recycled water is planned for irrigating the gardens, and waste will be collected separately.

Ownership, payments and charges

Ownership is freehold. The payment plan is 10% on booking, 70% during construction and 20% on handover. The service charge is 182.99 AED per m² a year. The price per m² is 20,269 AED.

The location

Expo City is a five-minute walk away, with Al Wasl Plaza and its square, museums and pavilions nearby. Dubai Expo Mall and conference halls are part of the surroundings, and the Dubai Exhibition Centre is planned to expand by 2031 to more than one million m², adding exhibition halls, business spaces, and leisure and hospitality zones. The Expo 2020 metro station complements car routes. Ibn Battuta Mall and Bluewaters Island lie outside the quarter, and Atlantis, The Palm on Palm Jumeirah is a further landmark. Al Maktoum International Airport is reachable by car.
