Terra Tower

Terra Tower is a residential tower under construction in Wadi Al Safa 5, Dubai, developed by Dugasta Properties Development. The building is planned for handover in Q2 2027, and construction is 7% complete. Apartments are available on a freehold basis.

The building and its homes

Terra Tower will have 12 residential floors above two underground levels and a podium. The tower holds 367 apartments, with layouts from studio to three bedrooms, and its futuristic appearance will take inspiration from the colour of earth. Studio Type 01 will be built in 157 copies, with an internal area of 247.46 sq ft, a balcony of 119.48 sq ft and a total of 367 sq ft. Some studios have a balcony and others do not: Type 03 at 262 sq ft and Type 05 at 250 sq ft will have none.

Balconies and city views

Every apartment with bedrooms will have a balcony, and each balcony will look out onto the city. Terra Tower's one bedroom Type 05 has a balcony of 181.05 sq ft, while the three bedroom Type 02 has balconies of 432.28 sq ft. Among one bedroom homes, balconies range from 52.74 sq ft in Type 06 to 206.24 sq ft in Type 07. Two bedroom apartments have balconies from 253.27 to 330.24 sq ft.

Amenities in the house

A gym and a pool will sit inside the building, and residents will have a garden on the terrace. A children's play area is planned, and pets are allowed. Security will operate around the clock, seven days a week. The tower will also have a terrace with a panoramic view of the city skyline.

Prices and payment plans

Apartments start from 600,000 AED, at 17,595 AED per m². One bedroom units range from 64.52 m² to 69.42 m² and start from 1,388,987 AED, while two bedroom units range from 107.15 m² to 119.82 m² and start from 2,306,725 AED. Service charges are 150.69 AED per m² a year. Several payment plans exist, including 40% on booking and 60% on handover, and plans of three and five years after handover. The longest plans spread the remainder over ten years after keys, in one instalment a year. Some plans include guaranteed rental income for five or ten years and an exemption from the service charge. The DLD fee is paid on top of any plan.

Handover and escrow

Handover is scheduled for Q2 2027. Payments for apartments go to the project's escrow account at Mashreq Bank. Floor plans, design and project details may still change before handover, and room sizes, total area and balcony size in the finished apartment may differ slightly from the plans.

Around the tower

Sheikh Mohamed Bin Zayed Road, Emirates Road and Al Qudra Road run near the building. Burj Khalifa is 15 km away and Dubai International Airport is 25 km away. GEMS Winchester, GEMS FirstPoint and Fairgreen International schools are in the district, and Fakeeh University Hospital, Aster Clinics and Health Hub are nearby. Short term rental is not permitted in the building.
