The Central Uptown

The Central Uptown is a residential tower under construction in Al Barsha, Dubai, built by Aqua. The building is planned for handover in Q4 2028, with apartments offered on a freehold basis. The tower will hold 100 residences across 10 floors, with prices starting from 720,000 AED.

Apartments and layouts

The project will have studios from 36.79 m² and 720,000 AED, one bedroom apartments from 63.82 m² and 1,100,000 AED, and two bedroom apartments from 107.67 m² and 1,600,000 AED. There are no three bedroom apartments. Floor to ceiling windows will bring daylight into each home, and every apartment will have its own balcony. Buyers will choose between two interior schemes, light or dark, and kitchens will come with built in Teka appliances. Large format tiles will run across the floors and bathrooms will be fitted with premium sanitaryware.

The green podium

A whole landscaped level of the tower will be given over to an infinity pool, a zen garden, a gym, a badminton court, a table tennis table, a golf simulator, a barbecue and lounge area, and a children's playground. A separate children's pool will also sit on the podium. A glass atrium will form the entrance, and the building will have dedicated entry points and six passenger lifts plus one service lift. The project will include two retail spaces.

Location and connections

Dubai Miracle Garden and Dubai Butterfly Garden will both be 5 minutes away, and Mediclinic Parkview Hospital the same. Safa Community School and Kings School Al Barsha will be 10 minutes from the building, as will Dubai Autodrome and the Dubai Polo and Equestrian club. The Beach at JBR, Palm Jumeirah, Burj Khalifa, Mall of the Emirates and Souk Madinat Jumeirah will each be 20 minutes away, while Dubai International and Al Maktoum International will be 30 minutes away. The district will give direct access to Sheikh Mohammed Bin Zayed Road and Umm Suqeim Street.

Parking

The building will provide 512 parking spaces for its 488 residences.

Payment plan

Apartments will be bought on a 64/36 plan. At booking, 10% of the price is paid together with the 4% DLD fee. A further 54% will be paid in instalments during construction, and the remaining 36% will fall due on handover.
