Enchanté by Grid

Enchanté by Grid is a seven-floor residential project under construction in Al Barsha, Dubai. Grid Properties is the developer, and handover is scheduled for Q4 2028. The building will hold 348 units, from studios to two-bedroom apartments, with prices starting at 714,000 AED.

Ownership and Payment

Homes are sold as freehold. The payment plan is 20% on booking, 20% during construction and 60% on handover. Before handover, payments are held in an escrow account at Sharjah Islamic Bank. The service charge is 150.69 AED per m² a year.

Apartments and Sizes

Apartments range from 25.44 m² to 88.77 m². Studios reach up to 36.36 m² and have an open layout with a defined entry and built-in storage. One-bedroom units run from 50.32 m² to 68.07 m², and two-bedroom apartments start at 87.83 m² with a corner balcony. Every window will face either the neighbourhood or the amenity area, as shown on each unit plan.

Kitchens and Finishes

Apartments will be handed over with finishes and built-in appliances. Kitchens are made to order, with hidden handles, soft-close fittings, a stone worktop and a deep sink. Appliances will be Electrolux or equivalent: oven with microwave, hob, extractor and integrated fridge with freezer. The hob is 30 cm wide in studios and 60 cm in one and two-bedroom units, and each apartment has a washer-dryer. Main bathrooms will have porcelain tiles, frameless showers and a ceiling-mounted shower head, with Grohe sanitaryware, Geberit installations or equivalents. All bedrooms have built-in wardrobes, and the entry door is anti-burglary with a peephole.

Amenities in the Quarter

A lagoon and three outdoor pools, family, swimming and children's, will serve the development, with water temperature regulated in all three. A gym, yoga and meditation space, spa, steam room, sauna and massage rooms sit together in one fitness centre. A landscaped running track runs among greenery. Residents will have a pet park, and animals are allowed in the building. Children get an open-air playground. For work there are multifunctional spaces, a coworking area and a podcast studio. A retail arcade with shops, a cafe and a restaurant will sit under the building, and EV charging will be installed on part of the parking spaces. The lobby will hold a 50-year-old tree, and the entrance area is finished in polished stone and wooden panels with a concierge desk made to a custom design. Security operates around the clock, with controlled access and CCTV in common areas.

Location

Dubai Miracle Garden and Dubai Butterfly Garden are about two minutes away, and Dubai Autodrome in Motor City about three. Nord Anglia International School and Australian International School are roughly two minutes away, Safa Community School seven and Dhruv Global School eight. Dubai Hills Business Park and Dubai Science Park are about ten minutes away, Barsha Heights with Internet City and Business Bay with Downtown about twenty. Umm Suqeim Road, Sheikh Mohammed Bin Zayed Road and Al Khail Road are within ten minutes. Global Village is ten minutes away, IMG Worlds of Adventure and Dubai Hills Mall twelve, Mall of the Emirates fifteen. DXB is about 25 minutes away and Al Maktoum International about 35.
