Floarea Grande

Floarea Grande is a nine-storey residential building under construction in Al Barsha, Dubai, developed by Mashriq Elite Real Estate Development. It will hold 223 units and is scheduled for handover in Q4 2026, with construction 48% complete. Homes are freehold.

Apartments and Layouts

The building will contain studios and one, two and three bedroom apartments in a single block. Studios start at 39.54 m² and at 785,000 AED, with a price of 14,468 AED per m². Layouts are planned to be spacious, with room for owners to arrange their own furniture. Each apartment will be designed for both comfort and functionality.

A Garden Inside the Building

A Garden Atrium will sit in the middle of the typical floor, with daylight passing through a tall atrium and falling among planted areas. A second green element, the Grand Vertical Garden, will be built as a living wall with a cascade, and the sound of falling water will be heard beside it. One side of the typical floor plan will face Linear Park. The plan is indicative and may change with the final project, authority approvals and building permits. The building will have a Grand Reception Lobby with high ceilings and a Boutique Entrance, and lifts will be panoramic, set in glass shafts.

Outdoor facilities will include a Grand Swimming Pool, an open children's playground and a BBQ Courtyard surrounded by greenery and fitted with grills. The building will also have a landscaped garden, electric car charging and parking entry by ANPR number plate recognition. A smart home system with the Alexa voice assistant will control light, temperature, entertainment and security by voice or smartphone.

Payment Plan and Escrow

The payment plan is 20% on booking, 10% four months later and 70% on handover. The booking payment also covers the DLD fee and registration charges. Buyer payments go to the project escrow account at Mashreq Bank. The annual service charge is 161.46 AED per m².
