Derby Heights is a new residential building by AMIS Properties in Wadi Al Safa 3, Dubai. It is under construction, with handover planned for Q4 2027. The building is 10% complete.

One Building, 51 Apartments

Derby Heights will hold 51 units: 36 with one bedroom and 15 with two bedrooms. The building has 5 floors and is a single block. Apartments are freehold. Prices start at 1,304,429 AED, at 19,127 AED per m².

Layouts and Sizes

One bedroom apartments run from 60.29 m² to 80.18 m² and start at 1,304,429 AED. Two bedroom apartments range from 98.11 m² to 106.1 m² and start at 2,159,984 AED. Living, dining and kitchen areas will form one open space, with floor to ceiling windows. Each bedroom will have its own bathroom, and built in wardrobes will sit flush with the walls. Kitchens will come fully fitted with Miele or Bosch appliances.

Amenities by Design

The amenities are planned for the building: a swimming pool, a yoga studio, a gym, a children's play area, a pet zone, a business centre and an events hall. The design places an infinity pool on the roof.

Payment Plan

The payment plan is split in three parts: 10% on booking, 40% during construction and 50% on handover. Payments go to an escrow account held at United Bank Limited. The service charge is 150.69 AED per m² a year.

Derby Heights stands in Wadi Al Safa 3. The Meydan Mall and the Meydan racecourse are five minutes away by car. DIFC and the Museum of the Future are 12 minutes by car, and Dubai Hills Mall is the same. Repton School Dubai, Kings' School Nad Al Sheba and Kent College Dubai are among the schools nearby. Medcare Hospital Al Safa and King's College Hospital Dubai Hills are close by.
