Rove Home Marasi Drive

Rove Home Marasi Drive is a branded residential project by IRTH Development on Marasi Drive in Business Bay, Dubai. The building is under construction, with handover planned for Q1 2027 and construction progress at 10%. It holds 809 units across 31 floors and offers freehold ownership.

Apartments and layouts The project includes studios from 36.6 m² starting at 1,449,000 AED, 1 bedroom units from 59.64 m² to 71.54 m² from 2,339,630 AED, and 2 bedroom units from 98.29 m² from 3,053,286 AED. Interiors are by Zebra studio with artistic accents by Studio Feel, and include smart modular ORI furniture. All apartments are compatible with Google and Alexa, so lights, temperature, music and films can be controlled by voice. The building has an East Wing and a West Wing.

Amenities across three levels Amenities are spread over three zones at different heights. A floating podium holds an Urban Beach Pool, a cascading pool and a 20 metre swimming lane, along with sun deck, cabanas with day beds, jacuzzi and Sunken Gardens. Outdoors there is an outdoor gym, a yoga area and open air coworking, plus a terrace for outdoor games and the Rove Beverage Truck. The covered part of the podium contains a fully equipped gym with changing rooms and game rooms with table football, shuffleboard, billiards and a table tennis table, along with a PlayStation Deck, arcade machines and the MultiBall interactive game. There is a children's playground, monkey bars, a climbing wall, a karaoke room and a cinema where films are watched from hammocks.

Sky garden and roof The sky garden holds an indoor swimming pool, a steam room and a sauna, an open air cinema, an amphitheatre and hanging nets. For activity there are a running wheel, bouldering and padel ping, plus courts for basketball, pickleball and mini football. The roof carries a telescope for stargazing, a barbecue terrace with an outdoor kitchen, a fire pit, sunken chairs and communal tables, cabanas with a lounge zone, a viewing platform and day beds with swings. Residents can also tend their own plot in the roof garden allotments.

Ground floor and services The ground floor has a two level lobby lounge, Rove Café, a convenience store and an open terrace, and concierge service operates in the building. For work there is a coworking space, sound insulated meeting capsules and meeting rooms. Owners receive privileges across all Rove properties, with amenities free of charge and discounts on services. Rove does not build or sell the project; the brand is licensed to IRTH Signature Development, which oversees the building's operation.

Payment and ownership Apartments are sold during construction on a 50/50 payment plan: 15% on booking, 35% during construction and 50% on handover. The service charge is 215.28 AED per m² a year. Buyer funds go to an escrow account at Commercial Bank of Dubai. Some amenities are paid: the hall with a kitchen and the podium terrace are rented to residents separately.
