Verdana 8 is a new residential project in Dubai Investment Park, Dubai, being built by Reportage Properties. It combines a fifteen-storey apartment building with townhouses on a plot of 25,466.10 m². Handover is planned for Q2 2029.

Apartments and Townhouses on One Plot

The building will have 210 residences: 62 studios, 62 one-bedroom apartments and 86 two-bedroom apartments. The project also includes 154 townhouses with two to four bedrooms, of which 72 are four-bedroom type A homes. Townhouses will have private balconies or terraces, and selected homes are designed with double-height living rooms and private lifts. Each apartment and each townhouse will have its own parking space.

Layouts and Sizes

Studios of type A will occupy floors 1 to 15, with a total area of 378.89 to 508.16 sq ft. One-bedroom apartments come in three types: type A on floors 1 to 15 with a total area of 715.48 to 787.38 sq ft, type B on the first floor with 1381.33 to 1508.24 sq ft, and type C on the ninth floor at 661.98 sq ft. Two-bedroom apartments have four types, with total areas ranging from 1010.73 to 2012.42 sq ft. Among the townhouses, two-bedroom type A homes measure 1589.6 to 2075.29 sq ft in total, three-bedroom homes from 2374.87 to 5006.61 sq ft, and four-bedroom type A homes from 3511.68 to 4826.53 sq ft.

Amenities and Shared Spaces

The grounds are planned with a large resort-style pool and a separate safe children's pool. Residents will have a fully equipped gym, a clubhouse and a children's playground. Landscaped green spaces and shaded seating areas are part of the plan, and pets are permitted in the community.

Payment Plans and Ownership

Eight payment schedules are available, including options with 70 percent payable on key handover and plans with monthly instalments during construction. Ownership is leasehold. The service charge is 139.93 AED per m² per year. Prices start from 1,153,252 AED, at 8,776 AED per m²; one-bedroom units start from 1,182,387 AED.

Location and Connections

The project sits in Dubai Investments Park, a district that combines residential quarters, parks and a business environment near major roads. Schools, shops, mosques and parks are listed in the district near the project. Expo City is 11 minutes away by car, Dubai Marina and Dubai Parks and Resorts 18 minutes, Palm Jumeirah 20 minutes, and Burj Khalifa and Dubai Mall 26 minutes.
