Verdana VII Residences

Verdana VII Residences is a residential building under construction in Dubai Investment Park, Dubai. Reportage Properties is the developer, and handover is planned for Q4 2028. The building will have 15 floors and 392 apartments, with ownership in leasehold format.

Apartments and layouts The tower holds 119 studios, 119 one bedroom apartments and 109 two bedroom apartments. Studios of type A range from 363.17 to 498.79 sq ft in total area, with 336.58 sq ft internal and balconies from 26.58 to 162.21 sq ft. One bedroom units range from 677.15 to 966.59 sq ft total, with 637.22 sq ft internal, and plans include a bathroom, a toilet and an entrance foyer. Two bedroom homes come in four types, from 968.42 to 2634.35 sq ft; types B, C and D include a laundry room, and type D sits on floors 1 to 4. There are also 15 three bedroom and 30 four bedroom apartments, with four bedroom plans on floors 1 to 15 including a laundry room, a linen room and two balconies.

Prices and payment plans Apartments are priced from 919,000 AED, at 13,722 AED per m². One bedroom units start from 919,000 AED and two bedroom units from 1,225,000 AED. Eight payment plans are available, including 34% on booking, 28% during construction and 42% on handover, or 24% on booking, 28% during construction and 52% on handover, or 14% on booking, 28% during construction and 62% on handover. Further plans include 24% on booking, 10% during construction and 70% on handover, and 34% on booking with 70% on handover. The service charge is 161.46 AED per m² a year.

Inside the homes Kitchens will have cabinets and worktops. Bathrooms will be fully tiled, with vanity units and mirrors. Bedrooms will have built in wardrobes, and some bedrooms will have their own bathrooms. Some layouts include laundry rooms, and balconies or terraces are provided by design. Apartments will have panoramic windows and air conditioning.

Amenities Pets are allowed in Verdana VII Residences. A children's playground is planned. The wider Verdana Empire community will include a clubhouse, a mosque, barbecue stations, landscaped areas and shaded seating, along with a large pool, a children's pool and a gym. Every apartment and townhouse in the community will have a private parking space, and large lifts are planned.

Getting around Expo City Dubai is 11 minutes away by car, Dubai Marina 18 minutes and Palm Jumeirah 20 minutes. The location gives access to Sheikh Zayed Road and Emirates Road. Global Village is 21 minutes by car, Mall of The Emirates 23 minutes, IMG World 24 minutes, and Burj Khalifa and Dubai Mall 26 minutes.
