Verdana 9

Verdana 9 is a new residential project under construction in Dubai Investments Park, Dubai, built by Reportage Properties. Homes are scheduled for handover in Q2 2029. The project combines townhouses and an apartment building on a single site.

Apartments and Townhouses

The apartment building rises 15 floors, with a lobby, parking and technical rooms on the lower level and homes starting above them. The project holds 256 units in total. Apartments begin at a studio and run to two bedrooms, all within the one building. Townhouses come with two, three or four bedrooms. A balcony or terrace depends on the layout, the floor and the side of the building, and the open area of the same layout can differ from floor to floor.

Layouts and Sizes

The apartment house holds 78 studios, 78 one bedroom units and 100 two bedroom units. Inside, a studio measures 344.44 sq ft, and with its balcony the total runs from 390.30 to 467.91 sq ft depending on the floor. One bedroom layouts come in five types, A to E, with internal areas from 638.73 to 717.52 sq ft and totals from 733.02 to 968.97 sq ft; type E appears on the ninth floor. Internal areas of the same type vary slightly because service shafts of different sizes pass through the homes. In the townhouse range, two bedroom homes measure 1074.13 to 1101.79 sq ft inside, with totals up to 3756.46 sq ft. Three bedroom townhouses have 1543.11 sq ft inside and totals of 2504.44 to 3886.88 sq ft. Four bedroom townhouses come in two types, with 1981.74 sq ft and 2292.07 to 2292.5 sq ft inside and totals from 2730.37 to 3999.42 sq ft.

What Comes With a Home

Kitchen cabinets with countertops, built in wardrobes in the bedrooms and air conditioning are included. Bathrooms are fully tiled, with a cabinet under the sink and a mirror above it, and some bedrooms have their own bathroom. Furniture, electronics, appliances and decor are not part of the standard package and are shown as examples only. Some townhouses include a maid's room, a laundry, a double height living room and a lift inside the home. A lift is not in every townhouse.

Amenities

A large pool for adults and a separate children's pool sit within the community. The amenities list also includes a gym, a spa, a club house, a children's play area, a landscaped garden, a retail space, security and parking. Each apartment and each townhouse has its own parking space, and townhouses have a carport at the home. The community is guarded, with a security post on site. Pets are permitted in Verdana 9.

Price, Payment and Ownership

Prices start from 928,667 AED for a one bedroom apartment of 68.93 to 90.02 sq m, at 11,691 AED per m². Ownership is leasehold, and the service charge is 139.93 AED per m² a year. Payment plans include 30% on booking and 70% on handover, as well as 20% on booking with 80% on handover. Buyer funds go to an escrow account held at Commercial Bank of Dubai.
