Verdana 10 Residences

Verdana 10 Residences is a new residential quarter under construction in Dubai Investment Park, Dubai. Reportage Properties is the developer and handover is scheduled for Q4 2028. The project continues the Verdana series in Dubai Investments Park.

The site and its buildings The land plot measures 26 525,25 sq. m. It will hold one 15-storey residential building with 191 apartments and 135 townhouses. The building will have large lifts, and every residence is allocated a private parking space. Ownership in the project is leasehold.

Homes and layouts The building will contain studios, one-bedroom apartments and two-bedroom apartments. Townhouses will have two, three or four bedrooms. Residence total areas range from 385,02 to 5117,80 sq. ft.

Studio Type A runs from floor 1 to 15, with an internal area of 336,58 sq. ft, a balcony of 48,43 to 122,27 sq. ft and a total area of 385,02 to 458,86 sq. ft. One-bedroom apartments come in three types, each with an entrance hall and guest toilet, plus a kitchen, living and dining room, bedroom and bathroom. Type A, on floors 1 to 15, has 632,16 sq. ft inside, a balcony of 106,13 to 248 sq. ft and a total of 738,29 to 880,16 sq. ft. The bedroom measures 3,50 by 4,60 m and the living and dining room 3,50 by 5,70 m.

Two-bedroom apartments occupy floors 1 to 15 in three types, with internal areas of 940,22 to 1021,17 sq. ft and total areas of 1068,63 to 1946,97 sq. ft. In 2B Type C there is a master bedroom, a second bedroom, a separate laundry of 1,00 by 1,40 m and a walk-in wardrobe of 2,10 by 1,70 m.

Townhouses The two-bedroom Type A townhouse is arranged over two floors, with 1154,64 sq. ft inside and an outdoor area of 561,87 to 1693,05 sq. ft. The ground floor holds the kitchen, a double-height living and dining room, a laundry and a guest toilet, with a backyard and a carport outside. Both master bedrooms with their bathrooms and a balcony are on the first floor.

Three-bedroom townhouses come in two types. Type A is arranged over three floors, with an outdoor area of 1903,81 to 2641,13 sq. ft, a total area of 3551,54 to 4288,87 sq. ft, a maid's room with a bathroom and a roof deck. Type B, over two floors, has 1550,32 sq. ft inside, 884,36 to 2006,17 sq. ft outside and a total of 2434,68 to 3556,50 sq. ft, also with a maid's room.

The four-bedroom Type A townhouse is arranged over four floors: 2292,49 sq. ft inside and 957,98 to 2825,30 sq. ft outside, for a total of 3250,48 to 5117,80 sq. ft. It has four master bedrooms with wardrobes, a laundry, a maid's room and terraces on the upper levels. Some townhouses include a sky roof.

Amenities The project will have a large swimming pool and a separate children's pool, and a gym will serve residents. The landscaped garden will include green areas and shaded seating. A club house and a separate children's playground are planned for leisure.

Location and travel times The district mixes commercial, residential and industrial development with green parks. The quarter has access to Sheikh Zayed Road and Emirates Road. City landmarks include Burj Al Arab, Bluewaters Island and Atlantis, The Palm. Ibn Battuta Mall and Circle Mall are nearby, as are bus stops for International School of Choueifat 1 and International School of Choueifat 2.

A trip to Global Village takes 21 minutes and to IMG World 24 minutes. Burj Khalifa and Dubai Mall are 26 minutes away. Expo City Dubai is an urban centre within the Dubai Urban Plan 2040 programme.

Prices and payment Apartments start at 980,000 AED for a one-bedroom of 62,9 sq. m, and two-bedroom apartments start at 1,220,000 AED, with sizes from 99,31 to 180,88 sq. m. The price per sq. m is 8790 AED. The service charge is 139,93 AED per sq. m a year. Payment schemes include instalments during construction with the remainder on handover, and plans with monthly payments while the building is under construction. The project is the first flagship of an international partnership with RMS Capital Investment.
