Verdana 5 Residences

Verdana 5 Residences is a new-build project in Dubai Investment Park, Dubai, developed by Reportage Properties. Construction is under way, with handover planned for Q4 2028. The project is offered on a leasehold basis.

The site and its mix of homes

The plot covers 54,419.56 m² and holds one 15-floor residential building with 392 apartments and a townhouse quarter of 271 homes. That makes 663 homes in total. Apartments and townhouses sit on the same territory, and the setting is described as including parks, schools, mosques and shopping centres. The project sits next to Green Community.

Apartment types in the 15-floor building

Apartments run from studios to four bedrooms, in five categories by bedroom count. The building holds 119 studios, 119 one-bedroom apartments, 109 two-bedroom apartments, 15 three-bedroom apartments and 30 four-bedroom apartments. Two-bedroom homes come in four layouts from 968.43 to 1,581.32 sq ft. Three-bedroom Type A runs from 1,709.63 to 1,932.12 sq ft and includes a maid's room with a bathroom and a laundry. Four-bedroom apartments are offered in two variants, Type A from 1,842.67 to 2,319.51 sq ft and Type B from 1,782.72 to 1,991.11 sq ft. Balcony size and internal dimensions vary by floor and position in the building.

Townhouses with their own yard

The 271 townhouses comprise 74 with two bedrooms, 47 with three bedrooms and 150 with four bedrooms, arranged over two to four levels. Each home has its own backyard and a carport in front of the entrance. Some townhouses are planned with double-height living rooms, a sky roof and an internal lift. The two-bedroom Type A has two master bedrooms on the second floor and a living room open to below. The three-bedroom Type A spans three levels with a roof deck and a maid's room, from 3,429.48 to 4,984.97 sq ft, while Type B is a two-level home from 2,471.06 to 2,919.92 sq ft.

Amenities on the territory

By design the grounds will include a large swimming pool and a separate children's pool, a gym and a clubhouse. Landscaped areas, shaded seating, barbecue areas and a children's playground are also planned. The residential building will have 6 large lifts, and every apartment and townhouse has a parking space.

Payment plans and service charges

Nine payment plans are available. The 20/80 scheme requires 20% on booking and 80% on handover without a discount, while full payment within 3 months carries a 25% discount for studios and 35% for one-bedroom apartments. Service charges are set at 129.17 AED per m² a year.

Getting around

Expo City is 11 minutes by car, Dubai Marina and Dubai Park and Resorts 18 minutes, Palm Jumeirah 20 minutes, Global Village 21 minutes, Mall of The Emirates 23 minutes and IMG World 24 minutes. Burj Khalifa and Dubai Mall are 26 minutes away. The project connects to Sheikh Zayed Road and Emirates Road, and bus stops DIP1, Schon Business Park 1 and DIP1, Schon Business Park 2 are in the district.

Apartments are priced from 1,109,000 AED, at 10,649 AED per m². Two-bedroom units start at 100.89 m² and 1,202,000 AED.
