Verso is a mixed-use tower under construction in Meydan Horizon, Meydan, Dubai, developed by Reportage Properties. Handover is scheduled for Q4 2029. Apartments are freehold.

The tower and its layout

Verso will be a single tower on a podium, with two basement levels, a ground floor, two podium floors and fifteen residential floors above. The building will hold 174 apartments, four shops and 192 parking spaces, on a plot of 26 767,5 sq ft. Cars will park on the two basement levels, the ground floor and both podium floors, and bicycle stands will be provided on the lower level. The ground floor will combine a residents' lobby on one side and commercial units on the other, with a reception desk, concierge, lounge, mailboxes, a security office with video surveillance and a building operations service. Pets are permitted in the building.

Apartments and floor plans

Apartments have one, two or four bedrooms, and every apartment has its own balcony or terrace, with terraces at ground-floor units. Areas are measured together with the balcony or terrace. One-bedroom apartments span 47.94 m² to 57.69 m² and start from 1,582,313 AED, with interiors of 453 to 463 sq ft and outdoor space from 50 to 152 sq ft. Two-bedroom apartments come in four types, A to D, from 72.74 m² to 96.53 m² and from 2,174,336 AED, with interiors of 711 to 812 sq ft and outdoor areas up to 279 sq ft for type C and up to 262 sq ft for type B. The two four-bedroom apartments will occupy the fifteenth floor, from 169.36 m² to 174.1 m² and from 4,943,950 AED, each with 1637 or 1687 sq ft inside and 165 sq ft outside, a guest bedroom with its own bathroom, a closet for a washer and dryer, and a maid's room. Commercial units run from 136.94 m² to 168.53 m² and from 5,392,192 AED.

Amenities on the podium

The outdoor amenity level will sit level with the first-floor apartments, with swimming pools, a padel court and seating between them. It will include a shallow pool and a deep pool, a lap lane, a separate children's pool, a splash pad, a dry sun deck by the water, showers, a drinking fountain and a lifeguard post. There will be an outdoor dining spot and a barbecue area, table tennis and table football, and a zen corner for meditation. The gym will stand on the second podium level with changing rooms, showers and lockers, and a separate yoga area. A children's play area and shaded seating will also be provided. Other amenities include a spa, a landscaped garden and a lobby.

Fittings at handover

Apartments will be delivered with kitchens, bathrooms and wardrobes. Kitchens will have cabinets and countertops. Bathrooms, guest toilets and en-suite bathrooms will be fully tiled, with vanity units, sinks and mirrors. Bedrooms will have built-in wardrobes, and some have en-suite bathrooms. Windows will be double glazed, air conditioning will be central, and fibre optic and a communal satellite antenna will be connected. Furniture, appliances and decor are chosen by the buyer.

The neighbourhood and payment plan

Within Meydan Horizon, 21 500 000 sq ft is allocated to homes, shops and leisure, with Crystal Lagoons, a 2 km canal, a 4 km waterfront promenade and a 320 000 sq ft Central Park. Ras Al Khor is 2 minutes away and Downtown Dubai 15 minutes away. Dubai Design District and Dubai Creek Harbour are 10 minutes away, Dubai Hills Estate 20 minutes and Palm Jumeirah 25 minutes. Hartland International School and North London Collegiate School are 5 minutes away. Payment terms are 30% on booking and 70% on handover.
