Rosso Bay Residences

Rosso Bay Residences is an under-construction development by Aldar on Jazeerat Al Marjan in Ras Al Khaimah. The project will comprise three residential buildings with 23 floors each. Handover is scheduled for Q4 2028.

Residences and layouts

The project will hold 1,195 residences in total. One-bedroom apartments start at 78.7 m². Three-bedroom residences range from 227.84 m² to 312.25 m² and start at 4,700,000 AED. Four-bedroom residences range from 243.19 m² to 363.56 m² and start at 6,654,800 AED. Homes will be available furnished or without furniture. By design, residences include living balconies.

Ownership and payment

All homes are freehold. The service charge is 182.99 AED per m² a year. Two payment plans appear in the project details: 20% on booking, 30% during construction and 54% on handover, or 10% on booking, 30% during construction and 60% on handover. Payment plans of fifty fifty and forty sixty are also available. The developer may substitute materials for equivalent ones; only the contract has force.

Beach and outdoor spaces

The complex will have direct access to a private beach. A beach lounge, a club house and a beach sports area are planned on the shore. A swimming pool will be complemented by a splash pad, and food and drinks can be ordered by the water. Gardens are planned for quiet breaks on the territory. Food and drink outlets and everyday goods shops will form part of the complex.

Sport, wellness and work spaces

The gym, pool, steam room and sauna will be accessible around the clock. Indoors there will be a dance and yoga studio; outdoors, a training area and a yoga terrace. Personal training, yoga and pilates will be available with an instructor. The spa room is booked in advance. Towels are provided in the sports and water zones, and drinks and fruit are replenished daily. A coworking space will operate around the clock with tea, coffee, water and soft drinks. The library and quiet rooms can be booked at any hour, and a family lounge and a separate hall for private celebrations are planned. Children's play areas will be indoors and outdoors, with a playroom bookable around the clock.

Services and building systems

A concierge will be available around the clock, and common spaces will be cleaned around the clock. A porter assists with luggage and carts are provided, and valet parking receives cars at the building. Apartment cleaning, laundry, room service, babysitting, move-in assistance, holiday planning and spa bookings are services on request. Repair requests are handled around the clock. Chauffeur cars and car rental are available, along with car washing and delivery to a service centre. A building management system (BMS) is part of the engineering equipment. Charging stations for electric cars are planned, and bicycles and scooters have a dedicated parking area, with electric bicycles on the territory. The project aims for LEED Silver and FitWel certification; these are targets, not certificates already obtained. Rixos Bab Al Bahr, DoubleTree by Hilton, Wynn Casino and Hotel and Nikki Beach are located on the island. Al Hamra Mall, Al Hamra Marina & Yacht Club, the coral stone houses of Jazirat Al Hamra and Umm Al Quwain Fort are among the routes beyond the island.
