Gianfranco Ferre Residences

Gianfranco Ferre Residences is a new residential building under construction in Jazeerat Al Marjan, Ras Al Khaimah, developed by Mira Developments in partnership with the Gianfranco Ferré brand. The single U-shaped building stands on the tip of the Al Marjan Island cape, with the Arabian Gulf surrounding the site on three sides. Handover is planned for Q1 2028, and construction is 5% complete.

Apartments and layouts

The project holds 191 residences across nine floors, from the first to the ninth, in a freehold building. Layouts include studios, one and two bedroom apartments, and two-level duplexes with two, three and four bedrooms. Studios measure from 42.12 m² to 43.96 m² and start at 1,613,000 AED. One bedroom units run from 85.47 m² to 87.41 m² from 2,593,000 AED, two bedrooms from 119.87 m² to 164.27 m² from 3,809,000 AED, three bedrooms from 221.79 m² from 7,366,000 AED, and four bedrooms from 492.15 m² from 14,537,000 AED. The price per m² is 29,381 AED.

Interiors and furnishing

Every residence will be handed over fully furnished with pieces from the Gianfranco Ferré Home collection, made by ONIRO Group. The finishes use canaletto walnut and a light palette. Each apartment is planned with a balcony or terrace, and every apartment is stated to have an unobstructed sea view. Selected residences will have private pools on their terraces facing the sea. Furniture, finishes and furnishings depend on the chosen layout and are fixed in the documents for each residence; the developer may substitute materials with equivalent ones, and only the contract has force.

Beach and pools

The building will have its own private beach. An infinity pool will face the sea, and landscaped gardens and sun terraces are planned around it. On the roof, separate men's and women's pools will look out over the sea, and a family pool will sit next to the children's play area.

Sport and wellness

The fitness spaces are designed by Technogym for this building, with separate training areas for men and women. They include zones for crossfit, a pilates studio and a cycling room. Sauna rooms complete the sports facilities.

Services and the address

Residents will have round-the-clock housekeeping, a concierge, valet parking at the entrance and security with video surveillance. A retail gallery, cafes and two five-star restaurants are planned for the ground floor. The escrow account for the project is held at Abu Dhabi Islamic Bank. Payment is split as 14% on booking, 35% during construction, 5% on handover and 50% after handover, paid in instalments over three years following handover. The annual service charge is 312.15 AED per m².
