The Beach House

The Beach House is a 10 floor residential building under construction on Jazeerat Al Marjan in Ras Al Khaimah, developed by Range Developments with handover planned for Q4 2026. It will hold 88 apartments on a first line beachfront plot. Construction is 4% complete and the homes are offered as freehold.

Apartments and layouts The house will have 1 bedroom apartments from 112.38 m² to 138.75 m² starting at 3,036,940 AED, 2 bedroom apartments from 147.92 m² to 186.54 m² starting at 4,139,714 AED, and 3 bedroom apartments from 187.34 m² to 215.13 m² starting at 5,242,929 AED. Apartments will come in single level and two level layouts across three lines: Marjan Lofts, Luxury Residences and Sky Lofts. Floor to ceiling windows will frame the beach, and sea facing balconies will open to the water. Interiors will pair modern design with classic touches and restrained finishes.

The beach and pool The building will have its own private beach, Resort Beach, and an open air pool. The sea will sit directly below the balconies rather than a drive away. Windows will look out over the beach.

Amenities inside the house A gym and spa will be located in the building itself. An Arrival Lobby will greet guests, and a club house will serve meetings with neighbours and friends. The amenity list is short, in keeping with a house of 10 floors.

Payment plan and ownership The price is paid as 24% on booking, 50% during construction and 30% on handover. A municipal fee of 4% is paid separately from the price. Buyer funds are held in an escrow account at Bank of Sharjah, and apartments are registered as freehold. The service charge is 215.28 AED per m² a year.

The island setting The Beach House will stand on the first line of the Al Marjan islands, a reclaimed archipelago off the coast of Ras Al Khaimah. The windows will look toward Wynn Al Marjan Island, which is scheduled to open in 2026 with restaurants, boutiques and gaming halls. The Ritz-Carlton, Al Hamra golf club and RAK Mall are 9 minutes away by car. Ras Al Khaimah airport is 30 minutes away, Dubai airport 45 minutes, and DIFC and Dubai Mall one hour. The emirate's history reaches back more than seven thousand years, and it is surrounded by mountains and coastline.
