Radiant Terrace

Radiant Terrace is a residential tower under construction in Shams Realm on Al Reem Island in Abu Dhabi. Radiant Real Estate, a developer founded in Abu Dhabi in 2022, is building it, with handover scheduled for Q3 2029. Apartments are sold as freehold.

The building and its layout

The tower rises 43 residential floors above a six-tier podium, and its homes are arranged so that the rarer layouts sit at the bottom and top. The two upper floors, 42 and 43, hold twelve duplexes: six with two bedrooms and six with three. Four duplexes with four bedrooms occupy the two lowest residential levels of the podium, and the second and fourth podium tiers each hold five three-bedroom apartments. A typical floor is planned for 15 apartments: four studios, seven one-bedroom and four two-bedroom.

Apartments and sizes

The project holds 651 units in total, with studios from 50.73 m² to 54.35 m² starting at 929,000 AED. One-bedroom apartments run from 85.56 m² to 97.73 m² from 1,401,000 AED, two-bedroom from 141.21 m² to 162.02 m² from 2,266,000 AED, three-bedroom from 248.14 m² to 352.85 m² from 4,274,000 AED, and four-bedroom from 284.75 m² to 295.34 m² from 4,598,000 AED. The price per m² is 15,069 AED. Apartments will be handed over with finishes and a fitted kitchen, built-in appliances and cabinets included, porcelain tile floors and floor-to-ceiling windows. Floor plans are illustrative, and balcony shapes on typical floors may differ from the plan while internal layouts stay the same.

Podium residences with private pools

Selected podium residences will have their own pool. Private pools are planned only in these particular podium homes, and furnishing packages are offered for some apartments rather than all.

Shared spaces on one floor

The shared amenities are gathered on a single floor: an outdoor pool, a gym, a children's play area, a barbecue area and a tennis court. A sauna and jacuzzi, an outdoor yoga and zumba area, and an outdoor cinema are also planned there. Parking is sized for approximately 800 places for residents and guests.

Shops and a clinic at the base

Ten retail units and one clinic will occupy the two lowest podium levels, Lower Ground and Upper Ground, planned for both residents and visitors.

Payment and ownership

The service charge is 150.69 AED per m² a year. Payment plans are tied to the apartment type, with options that include 20% on booking, 30% during construction and 50% on handover; 20% on booking, 20% during construction and 60% on handover; 20% on booking, 15% during construction and 65% on handover; and 20% on booking with 80% on handover.
