Al Ghaf 2

Al Ghaf 2 is a residential building under construction in Jabal Ali First, Dubai, developed by Jersey Real Estate Development. The project is planned for handover in Q4 2027 and is 2% complete. It will hold 75 freehold apartments across 12 floors.

Apartments and layouts

The building will contain 75 apartments in a single block. One bedroom units range from 79.78 m² to 105.81 m² and start from 1,245,200 AED. Two bedroom units range from 128.24 m² to 146.81 m² and start from 1,932,500 AED, with the price per m² set at 13,993 AED. Every apartment will have a balcony, and each layout includes a study or a maid's room.

Floor by floor

Even floors from the second to the twelfth will each hold 7 apartments: six with one bedroom and one with two bedrooms. Floors 7, 9 and 11 will differ, with 5 two bedroom apartments on each.

Five residences with private pools

Five Grande Exclusive residences will sit on the first floor, each with its own pool. Their sizes range from 1702 to 2839 sq ft, and each lot should be compared on its own plan and area.

Amenities

The roof will hold the gym, a shared pool with a lounging deck, a children's pool and a kids' play area. Separate shower rooms with lockers will be provided, along with a barbecue area with seating and open garden terraces. A concierge desk will serve the air conditioned lobby, which will be linked by high speed lifts, and an EV charging station is planned. The lower level will include 4 retail units for shops and showrooms, with an outdoor seating area beside them. Parking will occupy two podium levels above underground and ground levels.

Payment plan and ownership

Apartments are sold as freehold. The payment plan sets 20% on booking, 30% during construction and 50% on handover. Service charges are 129.17 AED per m² a year, and the escrow account is held by a bank.
