AG Aum is a freehold residential building under construction in Wadi Al Safa 5, Dubai. Ag Properties is the developer, and handover is scheduled for Q4 2028. The building is planned with 13 floors and 260 apartments, and construction has reached 2%.

Apartments and layouts

The project includes studios starting at 38.9 m², with prices from 544,331 AED. One bedroom apartments range from 63.75 m² to 102.51 m² and start at 789,129 AED. Two bedroom apartments span 107.6 m² to 128.63 m², with prices from 1,331,926 AED. Layout plans named Studio Layout, 1 BHK Layout and 2 BHK Layout correspond to these formats, and homes with three bedrooms are also planned. Residences will include Smart Home systems and built in kitchen appliances. The price per m² is 10,764 AED.

Payment plan

A 20% payment is due on booking, followed by 30% during construction. On handover, 1% is payable, and 49% is settled after handover. Service charges are 118.4 AED per m² a year.

Amenities in the building

A yoga studio will be set aside for quiet practice, and a gym will be located in the house. Residents will have a swimming pool, a barbecue area and a roof terrace. A cinema room is planned for watching films at home, and a children's playground will serve families with children.

The building and its surroundings

The building is planned on a 3B + G + 13 + R level formula. AG Properties LLC and AGP Assets Real Estate Developments LLC, affiliated companies of Arabian Gulf Properties, are developing it as a separate residential building. Wadi Al Safa 5 is known for green zones and residential complexes, and main roads link the district with other parts of the city. GEMS First Point School is in the surroundings, along with a bus stop called Dubai Sky Courts. Dubai Outlet Mall, with more than 240 shops, and the seasonal Global Village are among the destinations nearby, while Al Habtoor Polo Resort and Club has polo fields and Al Ghurair University is a private university.
