Aspin Grove is a five-storey residential building under construction in District 15 of Jumeirah Village Circle (JVC), Dubai. AYS Property Development is building it, with handover planned for Q3 2028. Homes are sold as freehold.

The building

The project is a boutique complex of one block with five residential floors. Its structure includes two basement levels, a ground floor, parking for residents and a technical penthouse on top. The building will have a lobby and parking, and residents will also have a club house and a lounge area. The developer may replace materials with equivalent ones; only the contract has force.

Apartments and sizes

The housing stock is made up of studios, one-bedroom and two-bedroom apartments. Apartments range from 33.55 m² to 91.36 m², or from 362 to 992 sq.ft. Studios start at 33.55 m² from 514,775 AED, one-bedroom apartments at 59.82 m² from 695,550 AED, and two-bedroom apartments at 91.36 m² from 992,000 AED. The layouts are designed around functional usable space, contemporary aesthetics and natural daylight.

Amenities in the building

Residents will have a gym with AI equipment, a sauna, swimming pools and a separate children's pool. A club house, a lounge area, a barbecue zone, a children's playground and a lobby are also planned. A concierge service will serve residents and their guests.

Payment plan

The 60/40 payment plan provides for 20% on booking, 40% during construction and 40% on handover. The DLD fee is 4% on top of the price. Payment terms depend on the chosen plan.

The building stands in District 15 of Jumeirah Village Circle (JVC), a district known for its family atmosphere and green parks and walkways. JVC bus stops include JVC, Season Community Autumn and JVC, Season Community Summer, and Circle mall is in the district. JSS International School is about 4 minutes and 1.3 km away by car.
