Tresora by Wadan

Tresora by Wadan is a 17-storey tower under construction in Jumeirah Village Circle, Dubai, built by Wadan Developments. Keys are planned for Q1 2028. The building combines apartments, offices and shops in one tower.

Apartments and Layouts

Apartments will occupy floors 3 to 17. Floors 3 to 15 will hold every format, from studios to two-bedroom apartments. Floor 16 is planned for penthouses with two and three bedrooms, and floor 17 will hold compact smart studios and smart one-bedroom apartments above them. Studios range from 42.92 m² to 46.82 m² and start at 816,590 AED. One-bedroom apartments range from 81.57 m² to 112.53 m² from 1,303,462 AED, and two-bedroom apartments range from 124.03 m² to 125.14 m² from 1,932,205 AED. A smart studio averages 540 sq ft against 420 sq ft for a standard studio; a smart one-bedroom averages 670 sq ft against 830 sq ft for the standard version. Two-bedroom apartments average 1 350 sq ft. All areas in the plans are preliminary and the official measurement determines the final figure. Apartments will be handed over furnished and equipped.

Offices, Coworking and Shops

Two commercial units will sit at street level, ranging from 99.96 m² to 175.22 m² from 2,015,427 AED. Offices will occupy the first and second floors, with the second floor given entirely to offices, and are sold separately from the apartments at an average area of 1 250 sq ft. A coworking lounge and a club house will serve residents working from home. A shopping space is part of the amenities.

Amenities Floor and Sport

The first floor, above the shops, will hold an infinity pool, a jacuzzi and a cold plunge, with a barbecue area beside them. A children's water park and a kids' play area are planned on the same floor, along with a lounge and a recreation area. The Balance Room gym will have dedicated zones and places for pilates, and a separate yoga and pilates studio will stand next to it. The gym and studio share the floor with the pool.

Lobby and Wadan App

The lobby is designed as a quiet space with soft light and quality finishes. An AI-based personal concierge will work through the Wadan App around the clock: residents will order services, receive guests and follow building news there, and documents and announcements will be stored in the app. Homes will include smart technologies: AI-based personalisation, air purification, aromatherapy and circadian lighting.

Prices, Payment and Handover

Prices start at 648,693 AED, at 9764 AED per m². The project holds 165 units and is freehold. Service charge is 182.99 AED per m² a year. Under the 50/50 scheme, 20% is due on booking, 30% in five parts during construction and the second half on handover; under the 40/60 scheme, 20% is paid in three parts during construction and 60% on handover. A 4% Dubai Land Department fee is added on top of the apartment price. The project is registered with the Dubai Land Department, and the escrow account is held at First Abu Dhabi Bank.

The District

Jumeirah Village Circle is a green, quiet residential district with exits to Al Khail Road and Sheikh Mohammed Bin Zayed Road nearby. Circle Community Park and Circle Mall are in the district, along with JSS International School, JVC School and Chubby Cheeks Nursery, and the clinics Aster Clinic, Carewell Clinics and Life Medical Center. Dubai Sports City is about 8 km away, King's College Hospital Dubai about 11 km, Al Sufouh beach about 12.5 km and Al Maktoum International (DWC) 41 km.
