Aspirz By Danube

Aspirz By Danube is a 40-storey tower under construction in Dubai Sports City, developed by Danube. The building will combine furnished hotel apartments and offices, with handover planned for Q4 2028. Construction is 5% complete.

Apartments and Layouts

The residential line includes studios from 36.15 m² to 36.61 m², starting at 874,000 AED, and 1 bedroom units from 44.58 m² to 73.55 m², starting at 1,124,000 AED. 3 bedroom apartments start at 123.27 m² and 2,476,000 AED.

Flex formats change the internal composition. A Flex studio will transform into two rooms with one bathroom. Flex Plus 1 bedroom apartments will transform into three rooms with 2.5 bathrooms. In the 2 bedroom Flex Plus version, both bedrooms will have their own bathrooms, three bathrooms in total.

All hotel apartments will be handed over fully furnished on prior booking. Three colour schemes will be available for interiors. The kitchen set will include a built-in refrigerator, oven and microwave, plus a toaster and coffee maker. The developer may substitute materials with equivalent ones; only the contract has force.

Offices

Commercial units start at 57.96 m² to 73.8 m², from 1,491,000 AED. Offices will occupy floors 2 to 15, while hotel apartments will sit above on floors 17 to 40, with separate entrance lobbies and lift lobbies for each part. Office blocks will be delivered in shell & core condition; furniture on plans shows a possible arrangement. Standard will hold 10 to 12 workstations, Executive 18 to 20, Premier 22 to 25, and Prestige will be configured to requirements. Units can be combined for a custom layout.

Amenities

Amenities will be located on the first floor: more than 30 for hotel apartments and more than 15 for offices. Swimming will be served by a regular pool and an infinity pool. The sports part will include an indoor gym with showers and an outdoor gym area, a basketball court, a tennis court, and courts for padel tennis and badminton. A cricket field, a yoga studio and a zumba studio complete the list.

Residents will have a business centre and a business cafe, a podcast studio and a multipurpose hall for events. Free Wi-Fi will be provided at the pool and in the gym. A coffee machine in the lobby is included in the service charge, along with concierge and bell boy services, a GRE at reception and round-the-clock security.

Ownership, Payment and Parking

Ownership is freehold. The payment plan is 10% on booking, 20% during construction and 70% on handover, or 10% on booking, 20% during construction, 30% on handover and 40% after handover. Service charge is 161.46 AED per m² a year. Seven parking levels will form part of the building configuration, 2B+G+7P+40+Roof, alongside the underground part and the roof.
