The Community Sports Arena

The Community Sports Arena is a mixed-use building under construction in Dubai Sports City, Dubai, developed by Aqua. It will stand 22 floors above a podium, with four underground levels, on a 66 628 sq ft plot. Handover is scheduled for Q3 2027, and construction is 22% complete.

Apartments and Sizes

The building will hold 398 units: studios, and one, two and three bedroom apartments. Studios range from 44.68 m² to 53.37 m² and start at 781,888 AED. One bedroom apartments run from 85.74 m² to 94.66 m², from 1,316,888 AED. Two bedroom apartments span 139.23 m² to 154.49 m², from 2,014,690 AED, and three bedroom apartments range from 163.99 m² to 190.65 m², starting at 2,182,390 AED.

A Home and a Workplace

The building is designed for co-living, with shared spaces placed alongside the apartments. Apartments will be handed over partly furnished, with porcelain tile flooring across walls and floors and European standard sanitaryware. Some one and two bedroom apartments will include a separate study room. Offices and a business centre with coworking space and an events hall will sit in the same building, along with prayer rooms.

Amenities in the Building

A rooftop pool will come with a surrounding terrace, lounge areas and pergolas, and the building will have several pools with changing rooms. A gym will operate indoors and outdoors, and a SPA & Wellness Centre will include a sauna and steam room. Residents will have a children's play area, a barbecue zone, a coworking space and an events hall. The landscaped grounds will include a Zen Garden, a Rainforest garden and Sky Gardens, plus a separate dog park. The service charge is set at 150.69 AED per m² a year.

Payment Plans

Studios and one bedroom apartments follow a 25 to 75 structure: 10% on booking, 15% during construction, and 75% on handover. Two and three bedroom apartments follow a different plan: 10% on booking, 20% during construction, 50% on handover, and 20% after handover in equal instalments over twenty months. Payments under the contract go to the project escrow account held at Mashreq Bank.

Location and Access

The building sits in Dubai Sports City, a district with a direct exit onto Al Khail Road and Hessa Street. The Dubai International Cricket Stadium is 2 minutes away, and the building is positioned to be visible from the stadium. A future metro station is planned near the building, and Canal Walk, a shopping centre with Carrefour City, and an Aster clinic are nearby. Dubai Miracle Garden and Butterfly Garden are 7 minutes away, Dubai Autodrome 10 minutes, Mall of the Emirates 15 minutes and Dubai Marina 18 minutes. Al Maktoum Airport is 25 minutes away and Dubai International Airport 28 minutes.

Ownership and Handover

Apartments are sold as freehold. The building is still under construction, and units can be lived in or rented only after keys are handed over in Q3 2027.
