Barari Parkview

Barari Parkview is a new residential tower under construction in Majan, Dubai, developed by Al Mawared Properties. The building is planned for handover in Q4 2027, with construction reported at 45% progress. Apartments are freehold.

One tower with four shops and a 5,825.04 m² plot

The project is designed as a single residential tower of 14 floors on a plot of 5,825.04 m² (62,700.21 sq ft). Besides apartments, the building includes four commercial units. The homes total 200 units: 135 one-bedroom apartments, 56 three-bedroom apartments, a single two-bedroom apartment and three penthouses.

Apartments and balconies

One-bedroom apartments range from 93.17 m² to 105.05 m², with prices from 1,373,937 AED. Three-bedroom apartments range from 141.36 m² to 151.59 m², with prices from 2,084,573 AED. Typical apartments with balconies have a total area of 1002.87 to 1631.70 sq ft, and balconies in three-bedroom units reach up to 413.11 sq ft. By design, each typical apartment will have its own balcony. Three-bedroom layouts include two balconies and two bathrooms plus a separate toilet, and one-bedroom layouts place the bedroom and living-dining room side by side, both opening onto the balcony. Every kitchen layout will have space for a washing machine, and three-bedroom units add space for a dishwasher. Apartments are planned with a smart home system.

Zen Floor and outdoor amenities

The upper shared floor is called Zen Floor. It will hold an infinity pool with a Leisure Pool Deck and Seating Area, plus a separate children's pool, an open-air cinema, and male and female showers and toilets. A health club is planned for the roof, along with a sauna and steam room. The ground-floor open area is planned for sport and movement: a padel court, a yoga lawn, a Running Track and a children's playground. The building also includes a cycle track, a recreation room with table tennis and a VR golf simulator, and a cinema room.

Getting around

The address is Wadi Al Safa 3, Majan. Global Village is 5 minutes away, Dunecrest American School 1 minute. DIFC and Dubai World Trade Centre are 15 minutes away, as are Maydan Racecourse and Ras Al Khor Wildlife Sanctuary. Dubai Mall, Burj Khalifa, the Museum of the Future, Emirates Golf Club, Dubai International and Dubai World Central airports and Palm Jumeirah are each 20 minutes away.

Payment plans and escrow

Four payment plans will be available. Under one, the price is split in half: half before keys and half at handover. Another leaves the larger part of the cost for handover. Two plans move part of the payment to after handover, with the remainder settled in six instalments. During construction, the cost is paid in five instalments, and the DLD fee is paid together with the booking. In one post-handover plan, the last instalment falls in April 2030. Funds are held in an escrow account at Emirates Islamic Bank. Service charge is 150.69 AED per m² a year.
