Estrella By Nexus is a ten-storey residential building under construction in Majan, Dubai, developed by Nexus. The project is scheduled for handover in Q4 2026 and construction is 46% complete. Apartments are sold as freehold.

Apartments and Layouts

The building holds 60 apartments split evenly across three formats: 20 one-bedroom residences, 20 standard two-bedroom apartments and 20 two-bedroom apartments with a private plunge pool. One-bedroom units range from 93.37 m² to 104.52 m² and start at 1,356,750 AED. Two-bedroom units range from 100.43 m² to 189.24 m² and start at 1,642,656 AED. The price per square metre is 13,525 AED, and the service charge is 150.69 AED per m² a year.

Private Pools and Shared Amenities

Twenty two-bedroom residences will have their own plunge pool by design. A shared rooftop pool with cabanas and sun loungers is planned for all residents. The project also includes a landscaped garden, a barbecue area, a children's play area, a swimming pool, a gym, a yoga studio and a multipurpose events hall. A conference room, billiards and table football are planned as well.

Payment Plan

The payment plan is 20% on booking, 20% during construction and 60% on handover.

Building and Parking

The single ten-storey building will have an entrance lobby and high-speed lifts. Residents will have covered private parking with an EV charging station. Smart home technology is planned for the apartments. The developer may substitute materials with equivalent alternatives; only the contract has force.

Location and Access

The building has a direct exit onto the E311 highway. A school is 5 minutes away, Midtown Mall 2 minutes, Global Village 6 minutes and IMG World 8 minutes. Dubai International Airport is 16 minutes away, DWC airport 22 minutes, Burj Al Arab 16 minutes and Palm Jumeirah 20 minutes. The Nexus office is a 12 minute drive from the site. Majan, also known as Wadi Al Safa 3, sits within Dubailand and is known for green parks, cafes and residential complexes, with educational institutions in the area.
