About the project
Binghatti Etherea is a residential tower that Binghatti is building in Jumeirah Village Circle (JVC), Dubai. The building is under construction, with handover planned for Q1 2028. Apartments are sold as freehold.
The building and its facade
The tower rises above a five-level parking podium, with 23 floors in total. A grid of chrome ribs wraps the glass volume: by day it shades the facade and protects the apartments from direct sun, and by night lighting turns the grid into a glowing silhouette above the district. At the top the grid closes into a structural crown that completes the outline. The building is designed with energy-efficient solutions and sustainable materials, and the finish combines satin chrome, stone and clear glass. The plot under the tower covers 2321,56 m².
Apartments and layouts
The building holds 287 units: studios, one and two bedroom apartments, and commercial units. Studios start at 31.24 m² and at 764,999 AED. One bedroom apartments run from 53.43 m² to 71.92 m² and start at 1,199,999 AED. Two bedroom apartments range from 70.19 m² to 123.52 m² and start at 1,699,999 AED. Commercial units range from 155.85 m² to 410.44 m² and start at 6,709,999 AED. Floor-to-ceiling windows are planned in every apartment type, and each type has a balcony. Interiors are designed in muted tones with travertine floors, oak and white fluted wood, accent marble, bronze finishes and bronze tinted mirrors.
Amenities on the fifth floor deck
A deck on the 5th floor holds an adult pool and a children's pool, a jacuzzi, a sun terrace and an outdoor shower. A yoga platform and an aerobics area sit outdoors, alongside a children's play area and walking and cycling paths between trees. A gym and a yoga studio are planned inside the tower.
Payment plan and service charge
The payment plan is 20% on booking, 30% during construction and 50% on handover. The service charge is 150.69 AED per m² a year.

The tower stands inside Jumeirah Village Circle, a district surrounded by more than 30 green parks, with access to Al Khail Road and Hessa Street. By car, Dubai Autodrome is 20 minutes away. Expo City Dubai, Burj Al Arab and the Jumeirah beach are 25 minutes away. Dubai Marina, Ain Dubai and Al Maktoum airport are 30 minutes away, and Palm Jumeirah is 35 minutes away.
