One Park Square

One Park Square is a residential project under construction in Jumeirah Village Circle (JVC), Dubai, developed by Iman Developers. The building will have 24 floors and 269 apartments, with handover planned for Q2 2028. Construction is 20% complete, and homes are freehold.

Apartments and Prices

The project will include studios from 39.67 m², starting at 750,000 AED, 1 bedroom apartments from 73.3 m², starting at 1,233,663 AED, and 2 bedrooms from 113.06 m², starting at 1,850,000 AED. The price per m² is 16,830 AED. Duplexes will occupy the 8th, 12th and 16th floors, and penthouses will take the 24th floor at the top of the building. The service charge is 172.22 AED per m² a year.

Payment Plan

The payment plan is split evenly: 50% on booking and 50% on handover. The DLD fee is counted separately.

Pool and Water Areas

A 40 metre infinity pool will anchor the water zone, with sun loungers and a Baja Shelf alongside it. Sunken Seating will complete the lounge, and a shower will serve the open level. Children will have their own pool and a Kids Splash Pad. A Pool Bar will let residents stay by the water after a swim.

Two Levels of Amenities

Amenities will be spread across the first and 11th floors. The lower level is given to open-air areas: a running track, a yoga zone and zen garden, a skate park, a Pet Zone, a barbecue area and a lounge, plus a Kids Playground and Jungle Gym. The upper level forms an indoor club with a fitness centre containing a cardio zone and strength area, a sauna, a steam room and an Ice Therapy Room, with separate male and female changing rooms. The Clubhouse will hold a club lounge with billiards and table tennis, an Arcade Zone, and a coffee bar with a kitchen. The indoor kids' space on the club level will include a climbing wall and a slide with a ball pit.

Building and Ground Floor

The entrance and retail units will sit on the Ground Floor, with a podium above separating residents' floors from the entrance. The lobby will include a reception desk and Lobby Lounge, and lifts will have a separate hall. A restaurant is part of the amenities, and shops will occupy the lower part of the building. Parking will span five podium floors, with spaces for people with disabilities, an electric vehicle charging station and parking for shop visitors. The facade will combine beige and gold tones with soft contours, and shared spaces will be marked by a projecting structure on the facade.

Location

Jumeirah Village Circle (JVC) is surrounded by parks, schools and medical facilities, with green paths for walks in the district. Circle mall serves everyday shopping, and Dubai Hills Mall in Dubai Hills Estate sits at the intersection of Al Khail and Umm Suqeim streets. Dubai Marina Mall, Souk Madinat Jumeirah and Golden Mile Galleria on Palm Jumeirah are further shopping and dining addresses. Global Village, with pavilions from different countries and shows, and Atlantis, The Palm, with its aquarium and Aquaventure waterpark, are family outing options.
