Floarea Skies

Floarea Skies is an under-construction residential building in Jumeirah Village Circle (JVC), Dubai, developed by Mashriq Elite Real Estate Development. The project is planned for handover in Q1 2028, with construction progress at 5%. It is the developer's fourth project.

Apartments and Sizes

The building will hold 192 units across 19 residential floors: studios, one bedroom and two bedroom apartments, all freehold. Studios range from 36.77 m² to 55.48 m², from 779,000 AED. One bedroom units range from 66.61 m² to 77.88 m², from 1,144,000 AED. Two bedroom units range from 102.66 m² to 109.81 m², from 1,769,000 AED. The price per m² is 14,702 AED.

Layouts and the Study Room

Floor plans are set by level: the ground floor has its own plan, floors 2-4, 5-7 and 8-11 have their own typical plans, and a separate scheme covers floors 12-14 and 18. Levels 15-17 and the nineteenth floor also have their own plans. The one bedroom Type A includes a separate study, and the two bedroom Type B and Type A also include a study. One bedroom Type D has no study, with 673 sq ft of residence and 163 sq ft of terrace.

Amenities

An infinity pool is planned for the roof, together with a barbecue area. The first level of amenities will hold a sunken lounge next to the pool, a floating meditation deck in front of the gym, a Japanese garden and a reading corner. An organic pool suitable for children is planned with Baja Shelves at the water, and a splash pad will be provided for water play. The building will also include a gym, mini golf, a board games corner and a landscaped garden. A smart home system will work with the Alexa voice assistant. Parking will use automatic number plate recognition (ANPR), and an EV charging station is planned for electric car owners.

The Building

The building is planned as G+4P+19: ground level with shops for everyday purchases, four podium levels for parking and nineteen residential floors. The entrance area will be finished as a designer lobby, with high-speed lifts between floors. The service charge is 161.46 AED per m² a year.

Payment Plans

The purchase can be paid in stages. One plan is 20% on booking, 10% during construction, 35% on handover and 35% after handover. The second plan is 20% on booking, 10% during construction and 70% on handover.

Location and Journeys

The house will stand at the entrance and exit of JVC. Nearby landmarks include Circle mall and the bus stops Samer Park, Tuscan Residences, Noor Residences, Season Community Autumn and Season Community Summer. Main roads around the district are Sheikh Zayed Road, Al Khail Road, Hessa Street and Sheikh Muhammad Bin Zayed Road. A drive to Dubai Miracle Garden and Dubai Butterfly Garden takes five minutes. Dubai Marina, Burj Al Arab and Mall of the Emirates are fifteen minutes away, as are Dubai Hills Mall, Global Village and Jabel Ali Race Course. Palm Jumeirah, Ibn Battuta Mall and IMG Worlds of Adventure are twenty minutes away, and Business Bay, Downtown Dubai and Dubai Mall twenty five minutes. Dubai International Airport and Al Maktoum International Airport are 35 minutes away.
