Cavendish Square

Cavendish Square is a residential building under construction in Jumeirah Village Triangle (JVT), Dubai, developed by Leos Development. The project is scheduled for handover in Q4 2026 and construction is 5% complete. It will hold 143 freehold units across 5 floors.

Apartments and Layouts

The building will contain 114 studios and 24 one-bedroom apartments. Studio sizes range from 428 to 536 square feet, and one-bedroom residences from 811 to 1209 square feet. Every apartment will come with a kitchen equipped with appliances. Corner one-bedroom premium residences will include a hydromassage bathtub. Example layouts include Type C, Unit 10 for a studio, and Type A, Unit 15 and Type B, Unit 01 for one-bedroom homes.

Prices and Payment

Prices start from 1,494,452 AED, at 13,305 AED per m². The payment plan is split into 20% on booking, 35% during construction, 5% on handover and 40% after handover. The service charge is 129.17 AED per m² a year.

Shared Spaces on the Podium and Ground Floor

A swimming pool with sun loungers and loungers set in the water is planned for the first-floor podium, along with a gym, sauna and changing rooms. The same level will hold LEOS Boxing Academy and LEOS Dance Academy, and a Himalayan Tea House will sit alongside them. A clubhouse and restaurant will add to the shared facilities. On the ground floor, the entrance and lobby will have workspaces, shops and services, including a coworking area, Como Lounge Café and the LEOS Da Vinci Art Academy. A supermarket with artificial intelligence will complete the retail spaces, and a concierge will be reachable through the LEOS App.

Rooftop Garden and Leisure

A Japanese zen garden with planting and seating will occupy the roof, together with an urban farm and vertical garden. Bella Napoli Pizzeria and a family barbecue area will allow dinners to move upstairs, and an open-air cinema will complete the rooftop.

The District

The master developer of JVT, Nakheel, is developing a territory of two and a half million square metres, where villas and low-rise residential buildings sit among green landscapes and open spaces. Public parks and sports courts are a 5 minute walk from the building, and the area has basketball courts and tennis courts. A kindergarten and a school serve families, and children have playgrounds. The district is located next to major highways. The Viva supermarket and Aster pharmacy are 50 metres from the building, and the Movenpick and Novotel hotels are 100 metres away. Arcadia school is 500 metres away. Al Khail Avenue Mall is planned with 350 retail outlets, cafés, restaurants, a supermarket and a multiplex cinema. Circle Mall in JVC brings together 80 shops and 40 dining venues, including a Spinneys supermarket and a cinema, with a 100-seat food court and parking for 1000 cars, open every day. The first community club of JVC is located in this mall, with an outdoor pool, two tennis courts and a restaurant.

Architecture

The architecture was designed by British and European specialists, with modern geometry that joins European and Middle Eastern motifs. The building combines apartments and retail space in one block, and its design is based on simplicity, functionality and sustainable development. The developer may replace materials with equivalent ones; only the contract has force.
