Tomorrow Commertial Tower 2

Tomorrow Commertial Tower 2 is a commercial building under construction in Warsan Fourth, Dubai, within Dubai International City Phase 2. Tomorrow World Properties is the developer, and handover is scheduled for Q4 2028. The building will hold 115 offices and five retail units across a B+G+1P+6 configuration.

Location and transport

The project sits within walking distance of the future Blue Line Metro station and has a direct exit onto Sheikh Mohammed Bin Zayed Road (E311). Dragon Mart is 5 minutes away, Dubai Festival City and Dubai Creek Harbour are 15 minutes away, and Dubai International Airport is 18 minutes away. Business Bay, DIFC and Downtown / Dubai Mall are each 20 minutes away. A park exit is planned as part of the project.

Offices and retail units

All 115 offices are planned to be ready to move into, each with its own balcony and a dedicated parking space. Office areas start from 35 m². Five retail units will occupy the ground floor, designed for shops and F&B outlets serving employees, visitors and district residents. Ownership is freehold, so buyers receive the premises in full ownership.

Floor layout

The ground floor will contain a reception, five retail units and restrooms. The first floor is planned around open-air sport and leisure areas: a Social Lounge, a multicourt, an Outdoor Gym, a Garden Café, a coworking zone, an outdoor cinema, a shared kitchen and restrooms. Floors 2, 4 and 6 will have shared pantry kitchens and public restrooms, while floors 3 and 5 add Social Lounge club rooms alongside kitchens and restrooms.

Amenities and design

A coworking area on the first floor is planned for working with a laptop or meeting colleagues outdoors. The building's massing is designed to cast natural shade over the open areas for most of the day. The project received Platinum Winner status at the MUSE 2026 awards. The facade is complemented by office balconies, and the project includes open green spaces and shaded rest areas.

Payment plan and service charge

The payment plan is structured as 20% on booking, 40% during construction and 40% on handover. The service charge is 161.46 AED per m² per year. Prices start from 711,600 AED, at 15,066 AED per m².
