FALA by KASCO is a residential building under construction by Kasco Developments at Al Jaddaf Waterfront in Al Jaddaf, Dubai. The building will have 9 residential floors and 109 apartments, with handover planned for Q4 2028. Prices start from 869,474 AED, at 24,068 AED per m².

The building and its apartments

The house is low rise: 9 residential floors with 109 apartments in total. Apartments come in four formats: studios, one, two and three bedroom homes. The smallest studio starts from 419 sq ft, about 39 m². Apartments are sold as freehold, and a buyer of any nationality can purchase one.

Waterfront setting

The building stands directly on the water in Al Jaddaf, on the Al Jaddaf Waterfront plot next to Culture Village. Residents will step out of the house onto the promenade. Apartments will look out to the water and to the Ras Al Khor reserve, a protected natural area within Dubai. The roof pool will have views of the creek, bridges and the city on the horizon.

Ten shared spaces

By design the project gathers ten spaces for residents. On the roof there will be a pool with sun loungers and dining tables. At podium level a garden will hold walking paths, flower beds and benches between the building and the promenade. For evenings the plan includes an open air cinema with a large screen and tiered seating, a sunken lounge and a barbecue area. A club lounge and a coworking space are planned for meetings and quiet work.

Sport and wellness

The house will have a gym and a separate yoga area. After a workout residents can go to the sauna and then up to the roof pool. The promenade by the house is there for walks and runs.

Interiors and layouts

Interiors are described in soft neutral tones with natural textures and a calm modern palette, with blue as the accent colour. Living rooms will open to balconies through large glazing. Furniture in the visualisations is shown as an example. The smallest studio is from 419 sq ft, about 39 m², and the other formats are one, two and three bedroom apartments.

Ownership, payment and running costs

Ownership is freehold for buyers of any nationality. The payment plan is 20% on booking, 20% during construction and 60% on handover. The service charge is 182.99 AED per m² a year.
