Golden Woods Albab Views

Golden Woods Albab Views is a four floor residential building under construction in Dubai South, at Madinat Al Mataar, next to Al Maktoum International Airport (DWC). Golden Woods Development, founded in Dubai in 2013 and still a family company, is building it. Handover is planned for Q4 2027, and 30% of construction is complete.

Apartments and sizes

The building holds 132 apartments: studios and homes with one or two bedrooms. Studios start at 30.84 m² and at 507,295 AED, one bedroom apartments run from 72.65 m² to 80.18 m² and start at 1,026,600 AED, and two bedroom apartments measure 90.3 m² to 102.47 m² and start at 1,273,717 AED. A studio has a kitchen, a sleeping place and a dining area, plus its own balcony facing the pool. One bedroom apartments add a living room with a television and a dining area to the bedroom, and two bedroom apartments have a kitchen, a dining area, a living room and a second bedroom.

Pool, gym and ground floor

The pool stands on the first floor, with an adult pool and a children's pool side by side. A relaxation terrace, a jacuzzi and a barbecue zone sit around the water. The gym is fully equipped, with separate men's and women's changing rooms, and the pool, gym, jacuzzi and barbecue are placed next to each other on the ground floor plan. The building also has a reception and a lobby, and each floor has its own hall by the apartments.

Rooftop

Above the four floors of apartments lies the roof, with a running track along the edge of the building, pergolas at the corners, a children's playground and a multifunctional hall. The Rooftop Lounge is an open living area on the roof. A birthday can be held in the multifunctional hall upstairs instead of in a private living room.

Mini golf, yoga and shaded areas

A mini golf corner and an outdoor children's playground are part of the plan. The Tranquility Yoga Corner is a place for yoga and meditation in the shade. A shaded family lounge area, a shaded internal courtyard and a garden relaxation area are laid out separately. The facade lighting switches on at dark, and a canopy stands over the entrance.

Ownership, payments and service charge

Apartments are sold freehold, and buyer funds go to an escrow account at Abu Dhabi Islamic Bank. The service charge is 150.69 AED per m² a year. Payment plans differ by unit type: studios pay 24% on booking including the 4% DLD fee, 40% in eight instalments during construction and 40% on handover; one bedroom apartments pay 24% on booking including the 4% DLD fee, 45% in nine instalments during construction and 35% in twelve instalments over three years after handover; two bedroom apartments pay 24% on booking including the 4% DLD fee, 30% in twenty instalments during construction and 50% in fourteen instalments after handover. During construction, studios and one bedroom apartments are paid every three months, two bedroom apartments every month, and after handover both bedroom schemes continue at the same three month step. The plot borders roads on two sides and neighbouring plots on the other two, and windows face the pool or the surrounding district, so a unit facing the inner side is best chosen from the floor plan before booking.
