About the project
RR Grand is a four-floor residential building under construction in Dubai South, developed by Red Rose Properties. The project is 10% complete and handover is scheduled for Q1 2028. It will contain 72 freehold apartments: studios, one-bedroom and two-bedroom homes.
Apartments and sizes
The building will hold studios from 32.9 m² to 35.68 m², with prices from 619,728 AED. One-bedroom apartments will range from 62.21 m² to 112.52 m² and start at 1,110,021 AED. Two-bedroom homes will run from 92.07 m² to 120.73 m², priced from 1,514,964 AED. The smallest apartment in the project starts at 567,136 AED, and the price per m² is 14,531 AED.
Payment plans
Buyers will choose between two schedules. One calls for 5% on booking, 36.25% during construction and 58.75% on handover. The other requires 20% on booking, 30% during construction and 50% on handover. Under both plans, at least half the price falls due at handover.
The building
RR Grand will be a single block with parking, a lobby and technical rooms at ground level, four residential floors above and an operable roof on top. Two passenger lifts and one service lift will connect the floors. The parking level will hold 76 spaces: 72 for residents, 3 for guests and 1 for people with limited mobility, plus 2 electric vehicle charging points. The project follows RR Residence, Red Rose Properties' previous building in Dubai South.
Roof amenities
A swimming pool will serve the building. The roof floor will hold two separate gyms, one for men and one for women. The service charge is set at 161.46 AED per m² a year.
Location and routes
Dubai South is planned with residential, aviation, logistics and business zones, and green areas and everyday services are planned within the residential surroundings. By design, the drive to Al Maktoum International Airport will take 3 minutes, to Etihad Rail Station Dubai 11 minutes, to MBR Aerospace Hub 12 minutes and to Expo City 16 minutes. Ibn Battuta Mall and Palm Jebel Ali will be 15 minutes away, Mina Jebel Ali 18 minutes, Jumeirah Golf Estate 22 minutes and Dubai Parks and Resorts 23 minutes. The building sits near Sheikh Mohammed Bin Zayed Road, Emirates Road and Al Qudra Road.
