Holm One

Holm One is a residential building under construction in Jumeirah Gardens, Dubai, developed by Holm Developments. Holm Developments is building it as its first residential project, with handover planned for Q1 2028. Apartments will be handed over furnished.

Apartments and Layouts

The building will hold 224 apartments: 162 studios and 56 one-bedroom units. By design there will be no two-bedroom or larger apartments. Studio layouts include a sleeping area, living room, kitchen and balcony. One-bedroom layouts include a guest bathroom, a bedroom with a walk-in closet and its own bathroom, plus a kitchen, dining area, living room and balcony.

Amenities in the Building

Amenities planned for Holm One include a cinema room, a gym, a pool, a games room, a landscaped garden, a yoga studio, a spa, a sauna and a coworking space. A reception will stand at the entrance. The rooftop garden and the pool are designed as places to spend the evening. The wellness club will include a sauna and a steam room.

Location

The district sits next to Sheikh Zayed Road, where hotels, housing and retail are being built together. Dubai Mall and DIFC will be five minutes away, Business Bay ten minutes, Palm Jumeirah twenty and JBR twenty-five. Dubai International Airport and Jumeirah Beach will each be a ten-minute drive. Iranian Hospital Dubai, DEWA Academy and Al Satwa Park 1, with a tennis court, running tracks and a children's playground, are nearby, as is City Walk with its restaurants. La Mer beach, Jumeirah Mosque, the Museum of the Future and Emirates Towers are marked nearby on the district map.

Ownership and Payment

All apartments are freehold. Buyers pay 20% on booking, 15% during construction and 65% on handover. Buyer funds are held in a project escrow account at Emirates NBD. Service charge is 172.22 AED per m² a year.

Price and Construction Status

Construction is 18% complete. Prices start from 1,150,059 AED for a studio, at 13,295 AED per m². Studios run from 47.74 m² to 70.55 m² and one-bedroom apartments from 78.64 m² to 151.04 m², the latter starting from 1,844,206 AED. The building will rise 8 floors above a ground floor and two parking levels, with the roof above. Smart home systems built into each apartment will manage lighting and climate.
