Stamn One

Stamn One is a seven-storey residential building under construction in Jumeirah Gardens, Dubai, developed by Stamn Development. It will hold 77 apartments and is scheduled for handover in Q4 2026, with construction 42% complete. The homes are freehold.

Apartments and Sizes

The building has 42 studios, 28 one-bedroom apartments and 7 two-bedroom apartments. Studios range from 43.66 m² to 111.86 m² and start at 1,143,961 AED. One-bedroom homes run from 84.82 m² to 124.4 m², from 1,848,004 AED. Two-bedroom apartments start at 95.88 m² and 2,542,960 AED. Every layout will have a balcony. Ground-floor balconies will reach up to 135.53 m², and one two-bedroom apartment of 72.26 m² inside will have 135.53 m² outside. Interiors will use stone, stainless steel, wood veneer and decorative paint, and the material list may be changed by the developer.

Roof and Amenities

The upper level will hold a residents-only infinity-edge pool with a sun deck. Inside the building there will be a fitness centre with exercise bikes, a yoga studio and a singing bowl healing area. A jacuzzi, a Corner Bubble Pool and a water sports zone will also be part of the amenity mix. The ground level will include a lobby with a reception area, a lift lobby, parking and service rooms. A children's play area, a ball games court, an outdoor space reserved for residents, an outdoor deck, a landscaped roof and a coffee bar complete the list. A smart home system will be fitted in the apartments.

Payment and Ownership

The payment plan is 20% on booking, 10% during construction and 70% on handover. Payments go to the project escrow account at First Abu Dhabi Bank. A DLD fee of 4% is also paid at booking. The service charge is 193.75 AED per m² a year.

The Location

Jumeirah Gardens, also called Jumeirah Garden City, was planned by Meraas Holding, and the building stands in Al Satwa. City Walk is five minutes away by car and DIFC six. Coca-Cola Arena is five minutes by car and Emirates Towers metro station six. La Mer beach and Jumeirah Mosque are seven minutes away, the Museum of the Future and Dubai World Trade Centre eight, Burj Khalifa and Dubai Mall nine, and Dubai International Airport 12 minutes. Two more metro stations, World Trade Centre and Financial Centre, are in the area, and buses stop at Satwa Square 1 and Satwa Square 2.
