Holm 3

Holm 3 is a residential development under construction in Jumeirah Gardens, Dubai, built by Holm Developments. It will comprise two towers, each with a ground level, two podium levels, eight residential floors and a roof. Handover is scheduled for Q2 2028.

Apartments and Sizes The project will have 461 units in total. Studios will start at 36.79 m², one-bedroom apartments at 58.34 m² and two-bedroom apartments at 107.3 m². Apartments will be sold as freehold. Two-bedroom residences will include a separate room for a housekeeper. In both towers there will be studios, one-bedroom apartments and family two-bedroom options. Floor layouts and residence designations will differ between towers A and B. On the first floor, apartments will carry full numbers, while upper floors will use series that repeat across levels. Even floors will be grouped as 2, 4, 6 and 8; odd floors as 3, 5 and 7. For studios and one-bedroom apartments the series will match across both towers.

Prices and Payment Prices start from 1,112,231 AED, at 31,669 AED per m². Studios will start from 1,140,000 AED, one-bedroom apartments from 1,740,000 AED and two-bedroom apartments from 2,850,000 AED. The payment plan is 10% on booking, 25% during construction and 65% on handover. The service charge is 172.22 AED per m² a year.

Podium, Gardens and Pools A landscaped podium of 80 000 sq ft will be the largest green podium in the district. A swimming pool with a shower area and a children's play area will be on the first floor, and a separate pool will be provided for children. Open lounges will be set among the gardens, with shaded places to sit. The podium will be planted as a garden.

Amenities and Design A barbecue area will be provided on the roof. Electric vehicle charging will be available. Residents will have a fully equipped gym, an open-air area for yoga and wellness practice, a sauna and a steam room. The entrance lobby will have double-height ceilings, warm textures and layered soft lighting. Each tower will have its own lobby and lift lobby. The facade will combine clear lines with an arched architectural element that forms the focal point of the composition.

Location and Transport Sheikh Zayed Road is beside the project. Metro stations World Trade Centre, Emirates Towers and max are in the surroundings. Bus stops nearby include Satwa, Clinic and Satwa, Post Office, as well as Satwa, Masjid 1 and Satwa, Masjid 2. La Mer Beach, Downtown Dubai and DIFC are 5 minutes away.
