Living Legends Phase 5

Living Legends Phase 5 is an under-construction residential tower in Wadi Al Safa 3, Dubai, built by Amer Alghurair Real Estate Development. The 20-storey building sits inside a closed, guarded community, and completion is scheduled for Q3 2028. Construction is 49% complete.

The building and the wider project

The project comprises four buildings, and the R6 tower is the 20-storey residential building. Al Ghurair Residence 6 is planned for 490 apartments. The ground level will hold a communications room, a waste collection room and an electrical switchboard, so the position of a lower-floor apartment next to these rooms is worth checking. A fire lift will serve the building, and a rubbish chute is planned for the upper residential levels. Apartments are sold as freehold.

Apartments and layouts

Studios are planned from 45.12 m² to 56.41 m², priced from 728,505 AED. One-bedroom apartments run from 60.23 m² to 115.36 m² and start at 1,002,489 AED, with a living room combined with a dining area, a master bedroom, a kitchen, a laundry room and a balcony. Two-bedroom homes measure 87.91 m² to 160.34 m² from 1,396,949 AED, and three-bedroom homes 130.83 m² to 131.63 m² from 2,253,184 AED. Floors one to seventeen are planned for studios and one and two-bedroom apartments. Every apartment will have floor-to-ceiling windows, and a smart home system is planned in each residence. Apartments come with finishing; furniture shown on the plans is not included in the price and does not fix the final positions of sockets or television connections. The developer may substitute materials with equivalent ones, and only the contract has force.

Amenities

Amenities include a children's play area, a landscaped garden, a swimming pool, a barbecue area, a walking path, a running track, a sports court, a yoga studio, a gym and a basketball court. Part of these facilities will be on the roof level, and the pools are resort-style. The landscaped garden and walking path are planned for short walks around the community.

Payment plan

The payment plan is 14% on booking, 30% during construction and 60% on handover.

Getting around

The tower looks out over a golf course. Dunecrest American School is two minutes' drive away and Global Village five minutes. IMG Worlds of Adventure is seven minutes by car and Al Barari three. Dubai Hills Estate is fifteen minutes away, Dubai International Airport (DXB) eighteen, Burj Khalifa and Dubai Mall twenty, and Al Maktoum International Airport twenty-five. Dubai Hills Mall and Circle mall are among the shopping centres in the surroundings, and GEMS Winchester School, Hamdan Bin Mohammed Smart University and Fakeeh University Hospital are also nearby.
