MBL Signature

MBL Signature is a 35-floor freehold tower that MAG Property Development is building in Cluster R of Jumeirah Lakes Towers, Dubai. The building is planned to hold 456 apartments together with office space, and handover is scheduled for Q4 2026. Construction is 60% complete.

Apartments and Sizes

The residential mix runs from studios to two bedroom homes. Studios measure 50.31 m² to 60.75 m² and start at 1,443,759 AED. One bedroom apartments span 77.2 m² to 86.87 m² from 2,114,845 AED, and two bedroom apartments cover 147.67 m² to 157.45 m² from 3,477,663 AED. The smallest home in the project starts at 1,381,612 AED, and the price per m² is 25,516 AED.

Layouts and Interiors

Every apartment, studios included, will have a balcony, a kitchen and a bathroom with a shower. Large windows will bring daylight into the rooms, and the layouts are described as considered. Finishes and furniture are specified for the interiors, with materials that may be replaced by equivalent ones, as only the contract carries weight. The two bedroom apartments will include a separate room for a housekeeper.

Views and Orientation

By design, the large windows will look out to the Marina, the lake and the park. The key plan for the unit series sets out Marina Skyline, Marina/JLT Skyline, lake and park outlooks across the homes.

Amenities in the Building

Residents will have an infinity pool with a view of the Marina and a health club with a fully equipped gym, sauna, steam room and jacuzzi. The building is planned with a restaurant, a food court, a barbecue area, an events hall, a children's play area and retail space. A main entrance with a reception and lobby is part of the plan.

Ownership, Payment and Running Costs

Ownership is freehold. The payment plan is 20% on booking, 20% during construction and 60% on handover. A second option, 100% on booking, carries a 6% discount and a 6% agency commission, with the DLD fee of 4% paid separately. Service charges are 174.38 AED per m² a year.

Jumeirah Lakes Towers places residential quarters around artificial lakes beside the DMCC business district, which is home to more than 20,000 companies and over 100,000 residents. The location plan marks the DMCC and Sobha Realty metro stations and the Sobha Realty Metro Bus Stop Landside. Dubai Marina is 6 minutes away, JBR and Jumeirah Islands 7 minutes, Dubai Internet City 8 minutes and Palm Jumeirah 11 minutes.
