Empire Gardens

Empire Gardens is a 13-storey residential building under construction in Wadi Al Safa 5, Dubai. Empire Developments is building it, and handover is scheduled for Q4 2028. Apartments are freehold.

Apartments and layouts

The building holds 221 apartments across five types: studios, 1, 2 and 3 bedroom homes, and duplexes. Studios measure 41.34 m² to 43.33 m² and start at 869,777 AED, 1 bedroom apartments 69.21 m² to 89.41 m² from 1,279,777 AED, 2 bedroom apartments from 99.23 m² at 1,844,777 AED, and 3 bedroom apartments 147.84 m² to 207.66 m² from 2,524,777 AED. There are 11 apartments on the first residential floor, 18 on each even floor from the second to the twelfth, and 17 on each odd floor from the third to the thirteenth.

Private pools

A private pool is planned for every apartment type. Of the 101 studios, 50 will have their own pool and 51 will not. All 100 one bedroom apartments have a pool, and 37 of them include a maid's room with its own balcony. The 12 two bedroom apartments each have a pool on the terrace. The two 3 bedroom apartments sit on the first residential floor, each with a maid's room or study and a pool on the balcony. Six corner duplexes with three bedrooms will have a pool on the terrace, a living room, a large kitchen and an internal staircase between levels.

Shared amenities

Residents of the 51 studios without a private pool, and everyone else, will use the shared pools on the podium: an adult pool, a separate children's pool and a children's area with fountains. A men's gym is planned on the same level. The roof is given over to a running track, a padel court, an open-air gym, cabanas, an outdoor dining area and a children's playground. Inside, a large lobby with a waiting area, reception desk and chandeliers leads to a lift lobby with four high-speed lifts, and the corridors have marble flooring.

Parking and building

Parking is fully covered: two underground levels hold 84 cars each and the first floor holds 62 more, giving 230 spaces for 221 apartments. The building rises from two parking levels and a ground floor with the lobby through 13 residential floors to the roof.

Payment plan and handover

The payment plan is 40/60, with the larger share paid after keys are handed over. The Dubai Land Department fee is payable at booking. The project escrow account is held at Emirates NBD. The service charge is 129.17 AED per m² a year.
