Riverside Views - Marine 1 is a freehold residential project under construction in Dubai Investment Park Second, Dubai, developed by Damac. It consists of two buildings, Building A and Building B, each with 14 floors. Handover is planned for Q2 2028.

The project holds 1353 units. One bedroom apartments run from 83.13 m² to 97.29 m² and start at 1,357,000 AED. Two bedroom apartments run from 127.13 m² to 132.25 m² and start at 2,191,000 AED. The quarter is built around two veins, a water vein and a green vein. Dubai Investment Park Second combines residential, commercial and industrial zones with green infrastructure. Damac Mall is 9 minutes from the quarter, the metro station 15 minutes and Expo 2020 16 minutes.

The buildings include a children's play area, a games room, a gym, a spa, a landscaped garden, an events hall, a cinema room, a prayer room and a clubhouse. The wider quarter adds restaurants Portofino and Island, fitness by the water, a floating chess stage, a floating opera, a club with shops, culinary classes, a hydroponic farm, calisthenics stations, a climbing wall, Zen Spa, essential oil lakes, a floating cinema, Peace Rooms, an amphitheatre, a games zone for adults and Adventure Land for children.

Payment Plan

The payment plan is 60/40. 19% is due at booking together with the DLD 4% government fee, 45% is paid during construction in twenty eight installments, and 40% is due on receipt of the keys. The DLD 4% fee applies at registration.

Ownership and Service Charge

Apartments are sold as freehold. The service charge is 193.75 AED per m² a year. Construction is 12% complete. The quarter's amenities belong to the whole of Riverside Views.
