Canal Heights

Canal Heights by de GRISOGONO is a 41 storey branded tower that Damac is building on the bank of Dubai Canal in Business Bay, Dubai. The project is under construction, with 36% of the work complete, and handover is planned for Q4 2026. It will hold 354 freehold units.

Apartments and layouts

The tower holds studios, one bedroom and two bedroom apartments, and apartments occupy floors two to 38. Each layout is planned in two mirrored versions, and apartments have balconies. Studios start at 42.92 m² and at 1,100,000 AED, and the price per m² is 27,854 AED. Apartment sizes across the project run from 40 to 145 m². The service charge is set at 226.04 AED per m² a year.

Payment plan

15% is payable on booking and 45% during construction. The remaining 40% falls due on handover. The building is planned for completion in Q4 2026.

A pearl on Dubai Canal

The whole tower is designed around the image of a blue pearl. The idea runs through the shiny, shimmering facade, the pearlescent tones of the lobby, water across the building, the pearl museum and the shell shaped pool. The top of the tower will be assembled from glass like a sail, and the base will rest on a rounded podium ringed with greenery, with gardens on its levels and pools and a terrace above the canal on its roof. The apartments will look out over the water and the city.

Pools and the pearl museum

An underwater pearl museum is planned in one pool, where residents will swim with a mask and look at the underwater display. Beside it, a shell shaped pool is designed for searching for a real pearl. An infinity pool will be laid out for length swimming, with a shimmering tiled floor. The lobby will have garlands of blue pearls suspended under the ceiling, columns with a lace like pattern and soft rounded sofas.

Amenities

The podium roof will hold the landscaped garden, pools and terraces above the Dubai Canal. Yoga domes will stand on the podium terrace among the greenery, with transparent walls, and a lounge with woven chairs and a pool will sit nearby. A gym, a spa, a yoga studio, a children's playground and a play room are planned, along with a barbecue area and a roof terrace. A retail space in the building is also planned.
