ONDA

ONDA is a 19-storey residential building under construction on Marasi Drive in Business Bay, Dubai. Kasco Developments is the developer, and handover is scheduled for Q3 2027. The building will contain 352 freehold apartments.

The building and its progress

Construction is already underway and has reached 61%. The tower will stand on a three-level podium, with ground-floor ceilings raised to 7 metres. Above the podium will sit an amenities floor, and the apartments will occupy levels 2 to 19. Four passenger lifts and one service lift will serve residents.

Apartments and layouts

The homes will range from studios to three-bedroom apartments. Studios will measure 38.65 m² to 42.34 m², one-bedroom units 75.56 m² to 84.42 m², and two-bedroom apartments from 137.05 m². The 1BR Plus and 2BR Plus formats will include a separate study, and 2BR Plus homes will add a separate kitchen and a laundry room. Three-bedroom apartments will include a laundry room and, in some layouts, a maid's room. Apartments will be handed over unfurnished.

The amenities floor

One whole floor will be given to pools, a gym and spa. Outdoors there will be an infinity pool of 3,250 sq ft, about 300 m², a children's pool and a sunken lounge by the water. A 178-metre running track, a training area and a yoga zone will complete the open terrace, which will sit above the podium. Under cover, the same floor will hold an indoor pool, a gym, a spa with sauna and steam room, an ice bath room, a coworking space, a wellness cafe and changing rooms. A children's play area and a sports court are also planned. Pets will be allowed.

Finishes

Interiors will follow a light palette. Floors will be stone-look tile and worktops marble-look tile. Kitchen cabinets will be sand beige, with a dark matte metal mixer and sink, and built-in appliances. The main bathroom will have stone-look tile, a fluted accent wall, light oak drawers and matte bronze fittings. Materials are subject to change by the developer.

Price and payment plan

Prices start from 1,190,000 AED, at 28,384 AED per m². Studios start from 1,348,777 AED, one-bedroom apartments from 1,706,777 AED and two-bedroom apartments from 2,823,777 AED. The payment plan is 20% on booking, 10% during construction and 70% on handover. The annual service charge is 182.99 AED per m².
