The building is a single tower with 370 premises, made up of offices and commercial units. Commercial units range from 88.45 m² to 287.95 m², and prices start from 2,144,209 AED, at 20,164 AED per m². Offices are planned for different scales of occupier, from a start-up to an international corporation. Available floors and areas change, so the current list is issued on the day of a request.

A location between two highways

Majan sits between Sheikh Mohammed bin Zayed Road (E311) and Al Ain Road. Downtown Dubai is 15 to 20 minutes away, and Dubai International Airport is 25 to 30 minutes away. Global Village and IMG Worlds of Adventure are 5 to 10 minutes away, with Odyssey Nursery and Dunecrest American School in the same radius. Dubai Outlet Mall, Cityland Mall and Dubai Miracle Garden are 10 to 15 minutes away, and Burj Khalifa, Dubai Mall and Dubai Hills Mall are 15 to 20 minutes away.

Entrances, concierge and amenities

The building is planned with a separate lobby and entrance for important guests, and access inside is controlled. A concierge service will operate, and electric vehicle charging will be provided. Separate rest and recovery areas are planned within the project.

Ownership and payment

Premises are registered fully in the buyer's name under freehold ownership. Payments follow a plan: 15% on booking, 75% during construction and 10% on handover. At booking the buyer pays the first part of the price and the Dubai Land Department (DLD) fee; monthly payments and several larger payments follow, some of them after handover. Buyer funds go to the project escrow account at Dubai Islamic Bank. The service charge is 161.46 AED per m² a year.

Construction timeline

Construction is at an early stage at 6%, and the building is planned for handover in Q4 2028. A buyer whose company needs premises within the next few months will not be served by this timeline; a buyer planning a move well ahead or purchasing to lease out gains time.
