Samana Barari Lagoons

Samana Barari Lagoons is a freehold residential tower under construction in Majan, Dubai, built by SAMANA Developers. The single 33-storey building is scheduled for handover in Q1 2028, and construction is 17% complete. The project holds 607 units and registration in the DLD under number 3422.

Apartments and layouts

Homes range from studios to one, two and three bedroom apartments and duplexes. The three bedroom units start at 107.67 m² and 2,010,706 AED. Duplexes occupy separate floors of the tower, with living and dining space, kitchen and guest washroom below, and two bedrooms, a bathroom and a balcony with water above. In the three bedroom layout, two bedrooms and the living room open onto a shared balcony, the third bedroom sits closer to the entrance, and a laundry room is included. Commercial units start at 201.4 m² and 8,033,797 AED.

Balcony pools

By design, the balconies carry private pools. A pool and balcony begin directly beyond the sleeping area in the studio, sit by the living room in one and two bedroom apartments, and occupy the upper balcony of each duplex next to the bedrooms. The three bedroom apartment has one long balcony running along two bedrooms and the living room, with the water at its end. A main pool surrounded by greenery serves the whole building.

Amenities

Residents will have a gym fitted with new equipment, morning yoga, a sauna and a steam room in the same building. Children get a playground and separate play areas. Pets are allowed, so a cat or dog moves in with the family. Landscaped walking paths run through the grounds.

Location and access

Majan covers 15 600 000 sq ft of gardens, public squares and fountains, and the district stretches along Sheikh Mohammed bin Zayed Road (E311). Dubai Outlet Mall, with more than 240 shops, and Cityland Mall are 10 to 15 minutes away. Burj Khalifa, Dubai Mall and Dubai Hills Mall are 15 to 20 minutes away, and Burj Al Arab, Mall of the Emirates and Dubai International Airport 20 to 25 minutes away. GEMS Winchester School and Fakeeh University Hospital sit in the district.

Payment plan and ownership

Buyers pay 20% on booking, together with the DLD fee and administrative charge, 70% during construction and 10% on handover. Buyer funds go to the project escrow account held at The National Bank Of Fujairah. The service charge is 161.46 AED per m² a year.
