The Haven 3

The Haven 3 is a residential building under construction in Majan, Dubai, developed by Meraki Developers. It will hold 85 apartments across seven residential floors, with handover planned for Q4 2027. At the time of writing, construction has reached 6%.

Apartments and layouts

The building will contain 3 studios, 25 one-bedroom apartments and 55 two-bedroom apartments. Two-bedroom units range from 125.87 m² to 262.13 m² and start at 1,744,910 AED, at 10,303 AED per m². Fourteen two-bedroom layouts are planned, from Type A to Type N. On floors six and seven, the two largest residences will be Type M at 2791.19 sq ft and Type N at 2821.54 sq ft, each with open area bigger than the interior.

Payment plan and ownership

Apartments are sold freehold. The plan is 20% on booking, 15% during construction in three payments of 5% every 3 months, and 65% on handover. The DLD government fee of 2% and an administrative fee of 1 500 are listed separately. Service charge is 161.46 AED per m² a year.

The building and its design

The single building will rise as ground floor, podium and seven residential floors on a plot of 40 665,52 sq ft, mixing residential and commercial space. The facade is designed with living plants, balconies with trellised pergolas and cascading greenery. Interiors are planned for natural light, with materials and finishes chosen for elegance and durability; the developer may substitute equivalent materials, and only the contract governs.

Outdoor spaces and amenities

A landscaped park of 67 000 sq ft will sit a few steps from the house, and floor plans mark Park view. Separate pools are planned for adults and children, along with a fragrant garden, landscaped areas, seating areas and a barbecue zone. A fully equipped gym and a Wellness Pavilion will serve residents, and children will have dedicated outdoor play areas.

Inside the building

A spacious entrance lobby with lounge seating and a separate guest lounge are planned. A 24-Hour Security service is provided. Access will be available to Sheikh Mohammed Bin Zayed Road, Al Ain Road (E66) and Umm Suqeim Street. The district has schools, clinics, cafes and supermarkets, with at least 10 schools listed.
