Samana Manhattan is a 16-storey residential tower under construction in Jumeirah Village Circle (JVC), Dubai. Samana is the developer, and handover is scheduled for Q4 2026. Construction is 30% complete.

Apartments and Prices

The building holds 196 units in total, and 2-bedroom apartments start from 121.24 m² and from 1,750,000 AED. The price per m² is 14,434 AED. By design, a private pool is included in the layouts of studios, 1-bedroom apartments and 2-bedroom apartments, and a studio without a pool is also planned. All four layouts include a balcony.

Amenities

A large pool deck is planned with a main pool, a water feature and outdoor seating, surrounded by greenery. A children's pool, a play area and a splash pad with fountains are designed for younger residents. The health club will have an indoor gym, outdoor exercise equipment, a running track, a sauna and a steam room. A barbecue area is planned for evenings with friends.

Location

Circle Mall, Little Wonders Nursery, JSS International School and Dubai Miracle Garden are all 3-5 minutes from the building. Dubai Marina is 10-15 minutes away, and JVC connects easily to the city's main highways.

Ownership and Payment

Apartments are sold as freehold. The full price is payable on booking, and the 4% DLD fee is paid separately. Buyer funds go to an escrow account held at Dubai Islamic Bank. The service charge is 161.46 AED per m² a year.
