SkyGate Tower

SkyGate Tower is a 36-floor residential tower under construction in Jumeirah Village Triangle (JVT), Dubai, built by Tiger Properties. The building is planned for handover in Q1 2028, and 5% of construction is complete. It will hold 1116 homes, with freehold ownership for apartments.

Homes and Prices

The tower will include studios from 33.23 m² to 35.49 m², starting at 885,844 AED, and 1 bedroom homes from 74.55 m² to 76.97 m², starting at 1,618,850 AED. Two bedroom homes will range from 112.87 m² to 113.16 m², with prices from 2,286,441 AED, while 3 bedroom homes will run from 206.06 m² to 249.15 m², from 4,114,698 AED. The entry price for the project stands at 803,217 AED, at 19,456 AED per m². Apartments and duplexes will be handed over fully furnished, with finishes that include white, beige and cream walls, decorative panels and canvas paintings, gypsum ceilings and porcelain or ceramic tiles; the developer may replace materials with equivalent ones, and only the contract has force.

Payment and Ownership

Apartments will be sold as freehold, and the service charge is set at 107.64 AED per m² a year. A 20% payment on booking opens the plan, followed by 40% during construction, 10% on handover and 30% after handover. The tower will hold 36 floors, with two underground levels and parking in the building.

Amenities

A landscaped garden, a swimming pool with a horizon edge surrounded by greenery, a barbecue area, a gym and a yoga studio are planned. A spa with sauna and steam room, an ice plunge pool, a jacuzzi and a massage room complete the list, alongside a running track and sports courts. A dedicated residents' amenity floor will serve the building, and children will have a play area.

The Building and Its Layout

The tower will mix homes with commercial space: shops will occupy one floor and offices another three. Green atriums will form part of the architecture of the house itself. Block A and Block B will be marked on floors 7 to 12 and 14 to 31, and floors 32 to 34 will have their own plans. The lower level of the duplexes will sit on floor 35, the upper on floor 36, and some apartments will have balconies.

The District

JVT 4 is the setting, where villas and apartments stand side by side, with parks, schools and children's playgrounds in the district. NMC Specialty Hospital is among the medical facilities in the surroundings. JLT Park, with children's and sports zones, is an option for a walk beyond the complex.

Al Khail Road and Sheikh Mohammed Bin Zayed Road are the road landmarks for trips from the area, and the drive to Emirates Golf Club takes 14 minutes, to Burj Al Arab 15 minutes and to Dubai International Airport 25 minutes.
