Binghatti Luxuria

Binghatti Luxuria is a residential tower under construction in Jumeirah Village Triangle (JVT), Dubai, developed by Binghatti. The building is planned for handover in Q3 2027, with construction progress at 7% at the time of writing. It will contain 469 apartments across 25 floors, sold as freehold.

Apartments and layouts

The project includes studios, 1 bedroom and 2 bedrooms apartments, plus commercial units. Studios range from 31.24 m² to 39.97 m² and start at 765,999 AED. 1 bedroom units run from 60.48 m² to 77.87 m² and start at 1,248,999 AED, while 2 bedrooms range from 89.49 m² to 126.44 m² and start at 1,801,999 AED. Commercial units span 127.58 m² to 251.9 m² and start at 5,147,999 AED. The plan includes Studio Type 1 and Type 2, 1 Bedroom Type 1, Type 2, Type 3 and Type 4, and a limited number of Royale Suites among the two bedroom homes.

Architecture and terraces

The facade will combine glass with an outer frame in a matte chrome tone, built on a modernist grid. That outer structure is designed to shade the apartments naturally and to raise their privacy. The stepped silhouette will form deep terraces, so each home's outdoor space gains sun protection from the building's shape. Ceilings in the apartments are planned at 3.25 m, measured from floor to floor of the level above.

The podium level and amenities

The residential tower will sit above a podium of four floors, alongside underground levels and a first floor. On the fifth floor, the roof of the podium will hold a shared leisure area with swimming pools, separate pools for adults and children, and a jacuzzi zone. A grassed sunbathing area and a shaded pavilion will provide two ways to spend time outdoors. For training, there will be an indoor gym and an outdoor area, a yoga studio and a separate aerobics platform. A basketball court and a multipurpose games court are planned, and a children's play area is set aside separately. Commercial premises will occupy the first floor.

Parking, lobby and security

The entrance level will hold a lobby with a reception desk and waiting areas, and the main entrance will have an automatic sliding door. In the underground parking, driveways are planned at 5.5 m wide and the ramp at 3.80 m high. Round the clock monitoring is planned together with a video surveillance system, which will have its own room on the entrance level.

Ownership, payments and service charge

Apartments are sold as freehold. The payment plan is 10% on booking, 40% during construction and 50% on handover. The service charge is 161.46 AED per m² a year. The thirteenth floor will be given over to engineering equipment, and the engineering consultant on the project is Silverstone Engineering Consultants.
