Guzel Towers

Guzel Towers is a new residential project under construction in Jumeirah Village Triangle (JVT), Dubai. Tiger Properties is building it, and handover is planned for Q4 2027. Construction progress stands at 7%.

Apartments and prices

The project holds 544 apartments across two towers, Block A and Block B, each with 26 floors. Studios range from 30.03 m² to 32.55 m² and start at 830,727 AED. One bedroom units run from 62.96 m² to 69.94 m² and start at 1,423,170 AED. Two bedroom apartments measure 99.53 m² to 99.88 m² and start at 2,191,450 AED. The price per m² is 21,958 AED, and ownership is freehold.

Layout and unit mix by tower

Block A will contain 75 one bedroom and 48 two bedroom apartments. Block B will contain 60 one bedroom and 40 two bedroom apartments. Studios are planned in both towers and sit alongside larger homes. Floor plans will differ by level: Block A has separate plans for floors 2-5 and for groups 6-13 and 15-26, while Block B has plans for groups 6-13 and 15-26. Studios include a pantry niche, and units with separate bedrooms have a defined kitchen and living area, with balconies shown on the plans. On the first floor of Block A, compact units and one bedroom homes are planned.

Amenities

A central pool will sit between the two towers, surrounded by landscaping and areas for sunbathing and rest. A jacuzzi and spa will complete the water facilities, and a barbecue area is planned for outdoor meals. The gym will be on the first floor of Block A, with a running track on the complex grounds. A children's play area is also planned. The list of amenities includes a children's play area, pool, landscaped garden, barbecue area, gym and jacuzzi.

Interiors and common areas

Apartments will have large windows in the living room and bedroom, with soft colours in the bedroom and a bathroom with a washbasin unit. Travertine is chosen for kitchens and bathrooms. Floors will be marble, with natural stone as part of the interior. Built-in wardrobe doors will be in brown tinted glass, and furniture fabrics come in two types, with green marble and Brown Calacatta. Faucets will be bronze, with stainless steel in dark and warm bronze tones and mirrored marble for other details, including a matte finish option. The main lobby will have high ceilings and seating, with Crema marble combined with mirrored marble, wood veneer and brown tinted glass walls, wooden decorative panels, and warm bronze stainless steel. Corridors will have soft lighting and smooth finishes, and the shared corridor from the lift lobby to the apartments has a stated width. The developer may replace materials with equivalent ones; only the contract has force.

Payment plan and service charge

Payment is structured so part of the price falls due after handover, and the schemes differ between studios and units with separate bedrooms. The service charge is 107.64 AED per m² per year.

Location and access

Jumeirah Village Triangle combines a quieter suburban pace with access to Dubai's main highways, and the surroundings include parks, villas, townhouses and apartment buildings. Al Khail Metro station and Circle Mall are 12 minutes away. Mall of Emirates is 17 minutes away and Dubai Hills Mall 19. Global Village is 21 minutes away and Dubai Mall 28 minutes. JLT Park in Jumeirah Lakes Towers has children's and sports zones, and NMC Specialty Hospital is among the medical facilities nearby. Bluewaters Island has restaurants, shops and the Ain Dubai wheel, while Atlantis, The Palm has an aquarium and the Aquaventure waterpark. These places are part of the surroundings, not the project's own territory.
